The Commercial team handles all aspects of cost-effective building, including quantity surveying, estimating, procurement, and material buying.
With a focus on material choice, cost, customer satisfaction, and sales, our Commercial team—comprising Estimators, Quantity Surveyors, and Material Buyers—aims to deliver high-quality homes at the best possible cost. Their work is vital to our ongoing success and offers a dynamic environment that challenges your creativity and commercial skills.
Reporting to the Senior Buyer, you will oversee an efficient materials purchasing process across up to two sites.
You will be expected to:
1. Prepare procurement duties and exercises
2. Stay informed about new market materials that could benefit the business
3. Schedule and place material and plant orders with Group National Suppliers or general suppliers, optimizing cost and quality
4. Attend internal pre-start and team meetings as required
5. Review Architects/Engineers drawings for discrepancies and compliance, resolving queries with relevant consultants or the Technical department
6. Ensure correct specifications are used
7. Produce material cost schedules and budgets with cost codes for new sites, reviewing them regularly to stay within budgets
8. Send material enquiries to suppliers, assess quotations, and verify supplier schedules before placing orders
9. Report any material cost increases promptly
10. Provide site material accruals monthly
11. Compile quarterly material valuations for presentation at valuation meetings
12. Resolve invoice queries with the Accounts department
13. Conduct site checks on materials and produce reports
14. Visit sites weekly to monitor supply and material issues
15. Raise office, sales, and marketing orders
To succeed in this role, you should have:
1. NVQ Level 4 qualification or higher
2. A valid CSCS card
3. Strong numeracy skills, attention to detail, and ability to interpret data for budgeting
4. Methodical, conscientious, and organized approach
5. High standards of work
6. Excellent IT skills and familiarity with commercial systems
7. Ability to work independently
8. Effective communication skills and relationship-building ability
9. A professional, friendly manner
10. Excellent telephone skills
