Job Title: Senior Property Manager
Location: Crowthorne House, Wokingham
Salary: £32,000 - £34,500 OTE inclusive of commission
Hours: Monday - Friday, 8:30 am - 5:00 pm
Based in Crowthorne House, Wokingham, managing a property portfolio for LRG's Scott Fraser brand, with no travel to Oxford required.
Job Summary and Key Responsibilities:
Reporting to the Team Manager/Head of Centre, we are seeking a Senior Property Manager to join our dynamic team at Crowthorne House, Wokingham. The ideal candidate will have previous experience as a Property Manager or Senior Property Manager. You will ensure excellent service delivery to tenants and landlords, acting as their point of contact, managing inquiries, appointments, and tenancy processes from start to finish.
Key Responsibilities:
1. Oversee department operations to ensure professional and courteous service for landlords and tenants, identifying opportunities to improve service levels.
2. Collaborate with the Head of Centre on staff interviews, inductions, training, appraisals, coaching, and development.
3. Conduct occasional team meetings and participate in branch meetings as needed, advising managers on relevant matters.
4. Respond promptly to internal and external complaints.
5. Manage tenancy lifecycle from commencement to end, ensuring landlord instructions are followed, inspections are scheduled, and safety checks (including gas safety) are conducted.
6. Coordinate remedial works, obtain estimates, issue work orders, and process invoices.
7. Handle correspondence, calls, and visits from landlords and tenants efficiently.
8. Manage End of Tenancy Reports, inform landlords and tenants of charges, and oversee deposit releases according to scheme rules.
9. Maintain up-to-date records of outstanding issues.
10. Report any complaints, legal notices, or critical issues immediately to the relevant managers.
11. Coordinate with letting and accounts departments.
12. Respond to security or safety issues promptly.
13. Assist with customer complaints and investigations as required.
14. Ensure proper charging for services and serve notices for tenancy terminations.
15. Handle landlord statement queries, negotiate extensions and renewals.
16. Maintain relevant industry qualifications.
