Job Description
The key responsibilities as the Building Safety Manager are as follows:
3. Ensue that high risk and complex buildings within the scope of legislation are compliantly managed and maintained safely and evidenced through the creation and continued management of building safety cases
4. At all times work within the Competency Framework for Building Safety Managers supporting the Accountable person as and when required
5. Ensure golden thread digital information is of a consistent format and kept up to date
6. Lead on the resident engagement strategy, successful liaison to ensure any works are carried out to a consistently high standard
7. Provide residents, leaseholders and internal stakeholders with a visible and clear route to raise any building or safety related concerns
8. Oversee the successful implementation of corrective actions arising from fire risk assessments and audits
9. Ensure that on site data within premise information boxes is accurate and kept up to date at all times
10. Understanding of the main British Fire Legislation and Standards, Active Fire Protection and Passive Protection Measures
11. Strategically manage the main compliance Fire safety contractors and the programmed of ongoing fire risk assessments
12. Keep up to date with regulatory developments and best practice including managing complex installs and upgrades of equipment
13. Work as a team player with the wider compliance and asset team, and fully engage with the development team
14. Supporting other members of the team
The Successful Applicant
The successful Building Safety Manager will need the following:
15. Managing large budgets, ensuring expenditure is in line with budget estimates
16. Have excellent communication and presentation skills, capable of explaining building safety issues in a clear and concise manner
17. Ability to compile detailed reports on building safety issues and present them to senior colleagues
18. Extensive knowledge of fire safety legislation and guidance, building regulations and technical standards
19. Ability to manage team members, contractors and consultants
20. Maintaining compliancy by ensuring projects are completed in line with relevant legislation and regulations
21. Full UK clean driving licence and access to a vehicle for work purposes and regular travel
22. NEBOSH Fire Safety or equivalent
23. CIOB Level 6 Diploma in Building Safety Management (desirable)
24. Available for attendance for major out-of-hours incidents
25. Able to be in London on a regular basis for site visits and meetings
