Contracts Manager Job Description: The Contracts Manager will oversee multiple prime residential projects simultaneously, ensuring schemes are delivered to the highest possible standards across programme, quality, commercial performance and client satisfaction.
You will act as a senior figure within the delivery team, maintaining excellent communication with clients and consultants while supporting Site Managers and project teams throughout the full construction lifecycle.
Contracts Manager Key responsibilities: Managing multiple high-end residential projects from pre-construction through to completion Acting as the primary point of contact for clients, consultants and design teams Overseeing programme management, quality assurance and commercial performance Leading and mentoring Site Managers and operational teams Working closely with Quantity Surveyors and commercial departments Coordinating specialist subcontractors and traditional trades Managing client expectations throughout all project stages Chairing progress meetings and maintaining excellent communication across stakeholders Resolving complex refurbishment and heritage construction challenges Ensuring exceptional standards of finish and attention to detail are consistently achieved Maintaining strong health & safety standards across all live sites Contracts Manager Candidate Profile: We are seeking an experienced construction professional who genuinely understands the expectations of the luxury private residential market.
The successful candidate will ideally possess: Proven experience delivering prime residential construction projects Strong listed building and heritage refurbishment experience Experience managing projects valued up to £6m Excellent client-facing and interpersonal skills Quantity Surveying background or formal QS training Strong commercial awareness and contractual understanding Exceptional attention to detail and quality standards Experience managing multiple live projects simultaneously Strong communication skills with architects, designers and consultants A calm, solutions-focused and highly professional approach Stable career history within high-end residential construction Location Requirement Due to the nature of the projects and team structure, applicants must live within approximately 45 minutes of the Cotswolds region.
