Project Manager (Major Secure Facilities Refurbishment)
Location: On‑site, Buckinghamshire
Clearance Required: Active or Recently Lapsed High‑Level UK Security Clearance

The Opportunity
We are seeking an experienced Project Manager to lead a complex and high‑value mechanical refurbishment programme within a secure operational facility in Buckinghamshire.
The wider programme is valued at approximately £110 million over three years, with circa £20 million of projects assigned directly to this role. The work centres on a full refurbishment of a critical facility, including the replacement and upgrading of all major building services.
This is a rare opportunity, offering end‑to‑end responsibility from early design through to construction delivery and project close‑out. Beyond this programme, the business unit is growing, with future opportunities to deliver similar schemes across other secure locations.
Project Overview
* Major refurbishment of an operational facility
* Replacement and upgrade of all major mechanical services, including:
* Domestic and public health pipework systems
* Chillers, cooling towers, and associated plant
* Broader HVAC and building services infrastructure
* Early‑stage design development through to delivery
* Close collaboration with design houses and construction partners
* Programme duration: approximately 3 years, with long‑term progression opportunities
Key Responsibilities
* Managing multiple projects simultaneously, prioritising workload effectively
* Leading new‑build and listed building projects through the full construction lifecycle
* Planning, managing, and coordinating projects in line with defined governance
* Reporting progress, risks, and opportunities to the Senior Project Manager
* Ensuring projects are delivered safely, on time, and within budget
* Managing and maintaining strong stakeholder relationships
* Full lifecycle project management: design, pre‑construction, procurement, construction, and close‑out
* Presenting designs and project updates to clients, customers, and end users
* Working with the supply chain from project scoping through RIBA Stages 1–7
* Writing detailed scopes of work and gaining client/customer approval
* Providing clear and regular reporting on progress, issues, risks, and opportunities
Essential Skills & Qualifications
* Willing and able to work on site in Buckinghamshire
* Background in Construction, Mechanical, Electrical, or Civils
* Strong mechanical bias, particularly building services and pipework systems
* Valid CSCS Card
* SMSTS qualification
* Health & Safety qualification: IOSH or NEBOSH
* Active or recently lapsed High‑Level UK Security Clearance
* UK Sole National, willing to undergo further clearance as required
* Excellent understanding of RIBA stages
* Strong commercial awareness and experience managing a complex supply chain
* Exceptional communication skills, able to interface with:
* Clients and end users
* Designers and subcontractors
* Occupants and military personnel
* Highly organised, resilient, and comfortable managing complex programmes
* Positive, proactive “can‑do” attitude with a collaborative approach
