Portfolio Coordinator - Chelsea - Hybrid Working
Location: Central London
Salary: £32,000 - £37,000 depending on experience + discretionary bonus
Working Hours: Monday to Friday 9am to 6pm. Discretionary opportunity to work from home 1 - 2 days a week.

My client, a leading prime residential search, acquisition and property management specialist, is looking for an experienced Residential Property Administrator/Portfolio Coordinator to join their team!
As a Portfolio Coordinator you will be meticulous with exceptional attention to detail, strong organisational skills and someone who truly enjoys supporting a team. We are looking for someone who preferably has a background in property management administration, helping manage a portfolio of properties, or in another similar role. A dedication to providing an amazing tenant and Landlord experience is a must!
Key responsibilities include:
Pre-tenancy & end-of-tenancy:
* Coordinating all pre-tenancy check-in and check-out inspections.
* Preparing and updating tenant handbooks ahead of move-in.
* Setting up and closing utilities, ensuring payments are made and details of new tenants are accurate.
Property Management Administration:
* Liaise with suppliers to ensure thorough onboarding of new properties.
* Tag and de-tag keys
* Coordinate property inspections and track of due dates.
* Arrange access for inspections and liaise with tenants, third-party contractors and finalise inspection reports.
* Liaise with contractors to arrange and renew gas safety certificates, EPC's and EICR'S.
* Update tenancy deposit registrations with the tenancy deposit schemes (TDS).
* Assist the Property Managers with managing the property management inbox and reactive maintenance requests and action as required.
Contractor Management:
* Act as first point of contact for Contractors at the office.
* Ensure contractor invoices are logged promptly on the database.
* Obtain quotes for works.
Ideal skills and experience required:
* Polite, professional and approachable.
* Excellent administration skills and experience in a busy process-driven administrative role.
* 2 - 4 years experience minimum in a similar Property Management Administration role.
* Take pride in your work.
* A team player, a helpful and flexible attitude to work.
* Growth mindset and willingness to take feedback and improve.
* Tech savvy and has worked on property CRM software, Microsoft Office packages and confidently able to learn and pick up new systems.
* Excellent written and verbal communication skills.
* Good data inputting skills.
* Diligent, proactive and able to think on their feet.
* Experience working in prime central London would be highly advantageous.
