About the Role
As a Junior / Assistant Block Manager, you will play a key role in the day-to-day management of a diverse portfolio of residential developments. This is a fantastic opportunity for someone starting their career in block management or for those with some prior experience who are eager to grow and progress in the sector.
You'll be supported by a close-knit team and have access to ongoing training and development. The ideal candidate will have access to their own vehicle and be able to carry out site visits on a quarterly or six-monthly basis.
Duties include, but not limited to:
* Manage a medium-sized residential portfolio under the guidance of senior staff
* Conduct regular site visits, log maintenance issues, and coordinate necessary works
* Liaise with directors, residents, and contractors, handling queries and concerns promptly
* Attend Directors' meetings, AGMs, and EGMs, including pre-meeting preparation and minute-taking
* Review block finances and contribute to budgeting and forecasting
* Prepare annual service charge budgets and planned maintenance schedules
* Ensure full compliance with health & safety, fire safety, and legal regulations
* Oversee works and major projects, ensuring contractors meet agreed standards
* Manage Section 20 consultation procedures and related documentation
* Work collaboratively with internal teams (accounts, admin, and assistants) to deliver a smooth and efficient service
* Handle LPE1 enquiries and post-completion documentation
Qualifications and Skills:
* At least a minimum of one years' experience in a block management role.
* Excellent communication and interpersonal skills.
* Pro-active approach, organised and have good attention to detail.
* Problem-solving mindset and ability to manage multiple tasks
* A true team player, happy to contribute to a small, supportive office
* Access to a vehicle for site visits (mileage allowance provided).
Desirable but not essential (Training to be provided):
* Knowledge of leasehold legislation, Section 20 procedures, and fire/health & safety compliance
