Overview
The role holder is responsible for the supervision, planning and allocation of Estates trade staff and external contractors who undertake maintenance repairs and minor new works installations on a wide range of building, engineering plant and equipment across the Trust and community sites. The post is primarily based at Newmarket with responsibility for that site and the Trusts community sites. They will also be required to support at other locations.
Main duties
* Provide technical assistance to staff and contractors on issues that are complex and non routine ensuring compliance with Trust safety standards and procedures.
* Manage all contractor activity at their sites, including administration of the Trust Permit to Work Scheme.
* Maintain the departments Planned Preventative Maintenance and reactive works programme and ensure all PPMs are compliant with current mandatory and statutory legislation and up to date with new assets as they come on line.
* Undertake complex fault diagnosis on building services, fault rectification, maintenance and capital works across the Trust. Plan minor improvement work as directed by the Estates manager or their nominated officers.
* Report daily to the Estates Operations Maintenance Manager.
* Ideally have a building background with good all round skills in domestic, industrial and commercial maintenance fields.
* Be required to be an Authorised Person (AP) in relevant services after suitable training.
* Participate in the department's Senior Engineers On-Call out of hours service.

Person Specification
Education & Qualification
* Essential: Recognised trade apprenticeship in electrical and/or mechanical and/or building discipline.
* Essential: 1st Line Management qualification or working towards qualification (or equivalent).
Desirable: ILM Level 3 or equivalent (e.g. Building services HNC); Customer Care Training; Authorised Person/Competent Person in various engineering services in an acute hospital environment; Qualification in Asbestos category A/B / P402.
Experience & Knowledge
* Essential: Experience in the day-to-day management of Maintenance Staff.
* Essential: Previous carpentry/building experience; maintenance background with skills to carry out minor mechanical, electrical or building repairs; ability to interpret engineering drawings.
Desirable: Experience of working in an Estates field in an Acute Hospital environment; knowledge of HTM\'s & HBN\'s.
Skills & Abilities
* Essential: Good organisational skills; ability to plan and organise direct labour to obtain maximum productivity; IT competent (Word and Excel); good communication and ability to maintain effective working relationships; able to work on own initiative and as part of a team; good written and spoken communication; organised approach; able to follow written instructions and procedures.
