Salary: £100000 per annum + £10000 Car Allowance
Location: Milton Keynes + Leicester
Position Summary
The Commercial Manager is responsible for managing all commercial aspects of construction projects from inception to completion. The role focuses on ensuring financial performance, maintaining budget control, and developing strong client relationships to maximise project value. The Commercial Manager will work closely with project managers, quantity surveyors, and senior leadership to support efficient and profitable project delivery.
Key Responsibilities
Project Financial Management
* Develop, monitor, and control project budgets to achieve financial targets.
* Manage cash flow forecasts, valuations, and cost reporting.
* Oversee contract administration, including variations, claims, and dispute resolution.
Client Relationship Management
* Act as the main commercial contact for clients.
* Build and maintain strong relationships to encourage repeat business and future opportunities.
* Negotiate commercial terms and final accounts with clients and subcontractors.
Contractual and Legal Compliance
* Ensure contracts comply with legal and company requirements.
* Identify, assess, and manage commercial risks.
* Manage contract variations and claims in collaboration with legal advisors where necessary.
Tendering and Procurement
* Support tender preparation with cost analysis and pricing strategies.
* Provide commercial and contractual input during the tender process.
* Oversee procurement activities, including subcontractor selection and contract negotiation, ensuring alignment with budgets and timelines.
Team Leadership and Development
* Lead and mentor quantity surveyors and commercial team members.
* Promote collaboration, performance, and professional development.
* Review commercial strategies to maximise project margins and improve processes.
Reporting and Analysis
* Produce regular financial and project reports for senior management.
* Conduct post-project reviews to identify lessons learned and opportunities for improvement.
Personal Specification
Knowledge and Experience
* Degree in Quantity Surveying, Construction Management, or related discipline.
* Professional membership (e.g., RICS, CIOB) desirable.
* Minimum 5 years’ experience in a commercial construction role, managing the commercial elements of major projects.
Skills and Attributes
