Talent-UK are recruiting on behalf of their client, a busy and vibrant estate agent in Leeds City Centre, for a full-time, permanent position.
Duties:
1. Manage the property portfolio to maximize office income, including retaining properties and clients.
2. Handle property maintenance issues promptly and efficiently, avoiding delays.
3. Liaise with landlords and negotiate with contractors for necessary works.
4. Arrange repairs prioritizing urgent matters and ensuring strong communication with landlords.
5. Ensure all properties comply with legislation regarding gas safety, fire safety, electrical safety, EPCs, HMO regulations, and non-resident landlords.
6. Coordinate with team members for smooth check-in/out processes.
7. Conduct property inspections, report findings, and arrange remedial works or follow-ups.
8. Manage tenancy renewals and negotiations.
9. Handle deposit returns and disputes.
10. Chase overdue rental payments.
11. Manage correspondence with landlords post-let.
12. Enter data into the Jupix system and keep reports updated.
13. Maintain property management notes for maintenance tracking.
14. Notify utility companies of new tenants and changes, including meter readings.
15. Monitor contractor performance and maintenance progress until completion and payment.
16. Manage the property diary to ensure timely reminders for inspections, safety checks, and renewals.
17. Assist with overflow tasks such as call handling, viewings, and appointments.
18. Maintain high standards of professionalism at all times.
Experience is preferred, but we are open to considering trainees with strong personalities, multitasking abilities, and transferable skills. The role involves negotiation between landlords and tenants and requires teamwork, as the candidate will work closely with other portfolio managers and negotiators.
Working hours are 08:45 to 17:45 Monday to Thursday (with a one-hour lunch), 08:45 to 17:15 Friday (with 30 minutes lunch), and Saturdays from 10:00 to 14:00 on a two-on/two-off basis, with a day off in lieu after two Saturdays. The position includes 22 days of holiday plus bank holidays.
