Project Manager - Moving up to Contracts Manager
Permanent position for a Residential builder / developer working on projects in S/E London & N/W Kent. Current projects are in areas covering Croydon to Tunbridge Wells, Maidstone to Greenwich, with project values up to £50m.
Offering a salary of £75-80k PAYE neg. plus car allowance, fuel, a 15% bonus, and 25 days holiday. You should live within 1 hour's drive of Bromley, Kent.
The role involves working with the Construction Director and managing 2-3 live residential sites. The company is an expanding residential developer with projects in S/E London & N/W Kent, including private and HA build schemes, often on brownfield sites with a mix of houses and apartments, ranging from 3-12+ floors.
The ideal candidate will have a practical site-based background as a Site or Project Manager, with 5-7 years of relevant experience. A Construction Management or Project Management qualification would be advantageous.
This position offers ongoing employment with a small to medium-sized residential builder. It is suitable for someone seeking progression into senior management, with responsibilities including:
1. Collaborating with the Construction Director and Site Managers to program and coordinate works
2. Running subcontractor meetings
3. Working with private clients, Local Authorities, and Housing Associations
4. Maintaining project delivery targets
5. Assisting in subcontractor selection and screening
6. Ensuring safe and secure site operations
7. Maintaining professionalism at all times
Your background should include:
* 5-7 years of residential site management experience
* Understanding of construction drawings, specifications, and method statements
* Construction Management qualifications
* Relevant construction certificates and qualifications
* Experience with long-term employment at a contractor
* Strong communication skills
* Good IT skills for site management reporting
* Experience managing HA and private build projects
* Previous experience managing sites with 40+ units
The projects will involve:
* Starting from demolition and site clearance
* Taking schemes through to completion and handover
Experience with traditional build is essential; timber frame and RC frame experience are a plus. Candidates must be able to read engineer drawings, program, plan, and coordinate trades and subcontractors efficiently, with excellent communication skills and IT proficiency. Demonstrated long periods of continuous employment with the same employer are expected. References will be required.
Minimum of 6-7 years in site management is recommended to handle the company's project scope.
