We are working with a Developer based in Kent who are looking to add either a TM or STM to their team to work in the Partnerships division.
Reporting directly to the Head of Technical -The Technical Manager is responsible for leading and coordinating all technical and design-related aspects of construction projects, ensuring compliance, buildability, and timely delivery of design information. Working closely with project delivery, commercial, procurement, and design partners, the role ensures that construction is fully supported with accurate, compliant and coordinated technical information.
Key Responsibilities
1. Design Management • Lead and manage the design process from tender to handover. • Coordinate architects, structural engineers, M&E consultants and specialist subcontractors. • Chair design team meetings and track actions to completion. • Review drawings and specifications for buildability, clarity, quality, and value engineering opportunities. • Manage design programmes, ensuring alignment with the overall construction programme. • PART L • PART O • Oversee RFI processes and ensure timely responses.
2. Technical Compliance • Ensure all works comply with Building Regulations (England), planning conditions, British Standards and relevant legislation. • Support Principal Designer and Main Contractor duties under CDM Regulations 2015. • Manage design risk assessments and ensure they are integrated into project safety plans. • Maintain compliance trackers and ensure technical submissions are approved prior to construction. • Ensure adherence to fire safety requirements, including Gateway processes for higher-risk buildings (if applicable).
3. Coordination Between Design & Site • Act as the key interface between design teams and site delivery teams. • Provide buildability advice and solutions to technical issues. • Coordinate subcontractor design packages (M&E, cladding, steelwork, etc.). • Review technical submissions, method statements and construction details. • Ensure design changes and site instructions are properly documented and communicated.
4. Information Management • Manage project information via the Common Data Environment (e.g., Viewpoint, Asite, Aconex, BIM360). • Ensure correct document control processes are followed and maintained. • Maintain drawing registers, technical logs, and approval status records.
5. BIM & Digital Construction (where applicable) • Support BIM processes in line with the BIM Execution Plan (BEP) and Employer’s Information Requirements (EIR). • Participate in clash detection, model reviews, and digital coordination workshops.
6. Quality Assurance • Ensure design information aligns with employer’s requirements and specifications. • Support quality inspections and compliance checks during construction. • Oversee technical close-out, including as-built drawings, commissioning information, and O&M manuals. • Ensure Golden Thread documentation is produced and maintained where required.
7. Client & Stakeholder Management • Act as the technical point of contact for the client, consultants and statutory bodies. • Present technical solutions and progress updates in meetings and workshops. • Respond to client queries and manage design change approvals.
8. Procurement Support • Assist procurement teams by evaluating the technical content of subcontractor tenders. • Review material specifications and ensure alignment with design requirements. • Support early design input to enable procurement scheduling.
Skills & Experience Required • Proven experience in a, Technical Manager role within a main contractor. • Strong understanding of UK Building Regulations, CDM 2015 and construction compliance requirements. • Excellent knowledge of construction methodology and buildability. • Experience managing multidisciplinary design teams and subcontractor designers. • Strong coordination, communication and document control skills. • Proficiency with CDE platforms (e.g., Bluebeam – SharePoint Viewpoint) • Ability to lead technical problem-solving and drive quality solutions
