Job Purpose
Responsible for first‑line service, reactive maintenance, and small works modifications for internal and external clients. Strong knowledge of CCTV, access control, security systems, automatic fire systems, fire extinguishing, and fire aspiration alarm systems is required.
What You'll Do
* Carry out and supervise planned preventative maintenance activities
* Upgrades and system repairs
* Modifications in line with contract requirements
* Supervision of engineers/specialist subcontractors
* Regular communication with the client on key point indicators and service level agreements
* Assist with annual business plan, objectives and operational targets; review performance figures and implement actions to meet financial targets
* Agree, regularly and undertake an annual performance appraisal, setting out and reviewing objectives for each operative under direct control
* Identify, initiate and effectively resolve service delivery and key performance indicator issues for each contract under supervision
* Ensure that policies, procedures and standards are adhered to in order to maintain the integrity of the contract portfolio, with ongoing operational activities implemented as directed by the Service Centre Manager
* Meet with customers to sustain the value and quality of EMCOR’s existing contractual business and respond to contractual and commercial problems arising from contracts
* Assist the Service Centre Manager in developing a plan for expanding and enhancing the value of EMCOR’s business within existing contracts
* Supervise sub‑contractors and procure materials within bounds of the existing EMCOR preferred supplier framework
* Ensure accurate and timely invoicing of all contract‑related works
* Produce monthly reports as dictated by the Service Centre Manager, covering reactive and planned works
* Maintain and upkeep all specified contract documentation
* Manage work in progress so that no single work order remains open longer than 90 days
* Supervise health, safety, security, environmental and technical compliance issues that affect customers and employees
* Participate in the on‑call arrangement and ensure the call‑out roster is in place and fully covered at all times
* Assist the Service Centre Manager with staff welfare, including identifying training requirements
* Ensure the company IMS system and EMCOR.net are used by all staff
* Be prepared to carry out reasonable requests or instructions issued by the Contracts Manager to assist in effective administration and management of the portfolio
Who You'll Be
* Must have fire and security knowledge/experience
* Extensive operational supervisory experience
* Technical expertise and qualification in a building services–related engineering discipline
* Smart, presentable appearance and a good team player
* Knowledge of key operational procedures (planned maintenance systems, quality and health & safety, JDE and JDE financial reporting)
* IT literacy (Word, Excel and project management tools)
* Working supervisor role (approx. 70% hands‑on, 30% administration), with progression toward a non‑working supervisory position as the division develops
* Self‑motivated, flexible in approach to all duties and able to work on own initiative
* Good knowledge and understanding of commercial and contractual issues
* Experience with large commercial clients and multiple manufacturers is beneficial
* Valid full driving licence
