Key requirements
Essential
* Driving licence
* ARLA or equivalent qualification
* Minimum of 2 years' experience in property management
* Detailed knowledge of the Edinburgh Lettings market
* Proficient in IT systems including MS Word, Excel, and Outlook
* Experience managing client relationships
Desirable
* Previous management of a residential property portfolio under a portfolio management structure
* Ability to analyse residential asset performance and produce investment appraisals
* Operational knowledge of REAPIT

About the role
The Edinburgh Lettings Team aims to provide an exceptional customer experience. As a Property Manager, you will be the primary contact for tenants and landlords, building lasting relationships and supporting Rettie in maintaining a market-leading position. Your responsibilities include managing all aspects of the lettings process, from tenant acquisition to maintenance coordination, ensuring continuous process improvement to maximize client satisfaction and fee income.

About you
Ideally, you are an ARLA (or equivalent) qualified Property Manager with at least two years’ experience in lettings. You hold a full UK driving licence. We value excellent interpersonal skills, problem-solving abilities, and a team-oriented attitude.
Key responsibilities
Driving Portfolio Performance – Enhance asset performance, retain clients, and promote growth by:
* Ensuring compliance with regulations
* Minimizing void periods
* Negotiating rent increases
* Reducing arrears
* Promoting upgrades and investments
* Managing maintenance and raising work orders
* Overseeing tenancy management from start to finish
Managing Administration – Handle all lettings and management processes, including:
* Client information collection and due diligence
* Property inspections and reporting
* Processing maintenance requests and invoices
* Managing checkouts, deposits, and ownership changes
* Handling utility notifications and void costs
Excellence in Client Care – Deliver superior service by:
* Establishing rapport with new clients
* Exceeding client expectations
* Maintaining integrity and confidentiality
* Proactively resolving issues promptly
