As our Layout Designer, you will be responsible for producing efficient sketch feasibility housing layouts, promoting good design from initial inception through to final planning approval. What we would like from you

* Knowledge of timber frame design & construction methods
* Knowledge and experience of Viewpoint ForProjects
* Knowledge of Revit and BIM
* HNC in Building Studies or Similar
* Extensive experience of working in an architectural design environment for housing schemes
* Excellent CAD skills
* Proficient with PhotoShop, InDesign & SketchUp
* Good communicator and excellent presentation skills
More about the Designer role
* Work closely with Land & New Business, Estimating, Sales & Technical to produce feasibility layouts and presentation materials to meet bid requirements
* Produce planning application packs, including CAD site layout, street scenes, house types and associated plans, ensuring planning submission dates are achieved
* Write and produce Design & Access statements to support planning application submissions
* Assist Planners with pre‑planning consultations to support the planning process and reduce timescales; with the aim to limit / eliminate pre‑commencement conditions on the permission notice
* Work closely with the architectural team, ensuring deliverable and efficient schemes are produced and delivered
* Liaise with external architectural and landscape consultants
* Produce sales area designs along with Sales & Marketing plans for sales literature / website
* Complete risk assessments to all feasibility and planning layouts
* Attend site and planning meetings
* Ensure all relevant departmental procedures are complied with
* Ensure that all information produced / issued complies with building regulations, NHBC standards and any other relevant standards
