The Company

Ad Hoc sells a range of property management and security solutions. We manage and secure commercial and residential buildings by occupying them with Property Guardians. Guardians are working individuals, or couples, with no dependents or pets living at the property. You will join a busy team in Angel, London and actively market, promote and sell the Guardianship concept to potential occupants, around the Southeast region.

The Role

We are seeking a dynamic and motivated individual to oversee and manage a portfolio of vacant properties protected under our property guardian scheme. This is a varied and hands-on role, combining elements of recruitment, property management and customer service. You'll play a crucial role in maintaining high occupancy levels, ensuring compliance, and supporting the day-to-day operations of our guardian properties. Success will be measured against results and success in filling our vacant properties with suitable occupants and by the quality of our Guardian population.

Key Skills & Attributes

* Take ownership of a designated property portfolio, ensuring occupancy rates consistently meet or exceed 90%.
* Lead on the recruitment and vetting of new Guardians, managing all associated administrative processes.
* Act as the primary point of contact for Guardians throughout their occupancy, including issuing formal warnings where scheme rules are breached.
* Coordinate and log general repairs and minor maintenance tasks such as lock changes, basic plumbing (e.g. tap replacements), painting, door hanging, and minor electrical works.
* Photograph properties for marketing, advertising, and condition reporting purposes.
* Prepare properties for new occupancy – ensuring all services are functioning, keys are correctly labelled and accounted for, units are clearly marked, and meter readings are taken. Identify any issues such as key meter debt or absence of utility meters.
* Manage the hand-back process – ensuring units are vacated, cleared, and ready for return to property owners. Notify management if deductions from deposits are required.
* Oversee the removal of any remaining assets or items from properties as necessary.
* Ensure strict adherence to company policies, procedures, and compliance requirements in all aspects of the role.
* Attend team meetings and contribute to the collaborative improvement of operations.
* Remain flexible and proactive, supporting other areas of the business as needed.

Person Specification

* Full clean UK drivers' licence - qualified to drive both manual and automatic vehicles.
* Strong communicator and command of spoken and written English language
* Presentable and professional
* Ability to handle high pressure and challenging situations
* Strong time management, planning and organizational skills
* Collaborative team-player with ability to work independently when required
* Positive, confident, enthusiastic, and energetic personality
* Good people person and strong negotiator, persuader, and influencer. Objection handling and listening skills
* Good IT skills
