We are supporting one of Saudi Arabia’s largest and most influential investment institutions, overseeing a high-value and strategically critical real estate portfolio. They are seeking an experienced Real Estate Internal Audit Manager / Senior Manager to lead audit activities across some of the Kingdom’s most prominent real estate assets. The role is based in Riyadh, Saudi Arabia.
Role Overview
This position plays a key role in strengthening governance, assurance, and risk management across the organization’s real estate portfolio. You will lead end-to-end internal audits on development projects, income-generating assets, and investment processes-evaluating controls, identifying gaps, and ensuring alignment with policies, regulations, and best-practice audit frameworks. The role offers high visibility and requires close collaboration with internal stakeholders and external advisors.
Key Responsibilities
* Lead and execute internal audits across real estate development and investment activities, including financial, operational, compliance, and governance reviews.
* Assess project controls, budgeting, procurement, contractor management, and delivery risks across the development lifecycle.
* Evaluate the performance of income-generating assets, verifying accuracy of reporting, revenue protection, and adherence to contractual obligations.
* Identify control gaps, process inefficiencies, and emerging risks, providing clear, actionable recommendations.
* Ensure audit work aligns with IIA standards, regulatory expectations, and internal governance frameworks.
* Partner with investment, asset management, finance, and project teams to ensure effective remediation and continuous improvement in control environments.
* Prepare high-quality audit reports and present findings to senior leadership, enhancing transparency and decision-making.
Candidate Profile
* 8+ years’ experience in internal audit, real estate audit, or risk assurance.
* Bachelor’s degree in Accounting, Finance, Real Estate, or related disciplines; Master’s, CPA, CIA, or other audit certifications preferred.
* Proven experience in real estate audit, development oversight, project audit, or investment/asset management audit within large institutions, sovereign entities, Big 4, or major developers.
* Strong understanding of audit methodologies, internal controls, and risk frameworks (IIA standards).
* Strong stakeholder communication and reporting skills (Arabic & English).
* Ability to navigate complex portfolios and work effectively with multidisciplinary teams in fast-paced environments.
