About the role
We’re looking for a dynamic and forward-thinking Regional Property Manager to join our growing property team at Busy Bees Nurseries, the UK’s largest and most respected childcare providers, with a rapidly expanding global footprint.
In this pivotal role, you’ll oversee property management across the Midlands region, ensuring our centres remain safe, compliant, and welcoming spaces that support our mission to deliver an exceptional childcare experience.
As part of your responsibilities, you’ll not only manage property projects and compliance requirements but also provide strategic leadership and mentorship to two other Regional Property Managers, helping to drive consistency, share best practice, and foster a collaborative, high-performing team culture.

Responsibilities
* Lead the property management function across the Midlands region, ensuring all centres are safe, compliant, and well maintained.
* Provide leadership, guidance, and support to two fellow Regional Property Managers, ensuring a joined-up approach across regions.
* Carry out annual property condition surveys and fire risk assessments, delivering required remedial actions.
* Oversee the delivery of property projects ranging from £50k – £400k, ensuring high standards of quality, cost control, and timely completion.
* Manage all aspects of the project life cycle, including feasibility budgets, capex planning, contractor engagement, and stakeholder communications.
* Act as a key liaison with centre managers, contractors, and internal stakeholders to deliver effective solutions.
* Ensure compliance with statutory requirements, CDM Regulations 2015, HSE guidance, and Building Regulations.
* Drive continuous improvement across property processes, systems, and supply chain partnerships.
* Attend divisional and regional meetings, presenting updates and collaborating on best practice initiatives.
Key Skills and Experience
* Proven experience in multi-site property management, ideally in fast-paced environments such as retail, education, or childcare.
* Strong project management and organisational skills, with the ability to balance multiple priorities.
* A collaborative leader who can inspire and develop colleagues while driving consistency across regions.
* Ideally qualified in project management, building surveying, or property-related fields (not essential).
* Excellent knowledge of construction drawings, planning requirements, and compliance regulations.
* Proficiency with Microsoft Office (Word, Excel) and confident communication skills, both written and verbal.
* Knowledge of Health & Safety, CDM, asbestos awareness, and HSE guidelines.
