Job Summary
Assist the Site Manager and Construction Manager in managing all aspects of a construction development site at Pinewood Grange, Stowmarket IP14 5XF. Ensure safe, efficient, cost-effective work while maintaining high quality and customer service.
Principal Accountabilities
* Support the Site Manager with daily site operations and provide clear direction to site staff regarding responsibilities and targets.
* Assist with management and implementation of health and safety procedures, working closely with Bellway Health and Safety Managers.
* Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching, and support as required.
* Ensure site presentation is maintained to the required standard.
* Support the Site Manager to deliver all production requirements in strict accordance with technical and planning documentation.
* Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services).
* Assist in producing accurate production/progress returns and ensure timely updates to the Construction Manager or Director.
* Assist in undertaking company-directed quality control procedures and inspections at the correct timings, rectifying defects.
* Assist in monitoring and controlling production costs, approving payment to contractors and trades where appropriate.
* Maintain adequate site records (reports, labour requirements, plant, materials, inductions, health/safety records).
* Inspect remedial work prior to each NHBC key-stage inspection.
* Collaborate with sales through regular meetings to ensure smooth delivery of homes.
* Carry out new-home demonstration tours and answer customer questions before legal completion.
* Deliver excellent customer service in line with company customer-first guidelines.
* Accept duties assigned by the Site Manager and deputise when required.
Experience / Qualifications and Skills
* Experience as an Assistant Site Manager with a high-volume residential house builder.
* Experience managing teams effectively.
* Up-to-date knowledge of health and safety, building legislation, and current NHBC standards.
* GCSE Maths and English – Grade C/4 or above (or equivalent).
* Valid CSCS card at Site Manager level (or equivalent).
* Valid SMSTS certificate.
* Valid First Aid certificate.
* Construction Management qualifications (HNC Level 4, HND Level 5 or NVQ Level 6) desirable.
* Valid Scaffold Appreciation certificate desirable.
* Valid LOLER certificate desirable.
* Strong communication, listening and presentation skills.
* Excellent attention to detail.
* Methodical, conscientious, organised and high-standard delivery.
* Ability to recognise and resolve problems swiftly.
* Ability to work independently and as part of a team.
* Ability to manage and motivate a team.
* Ability to thrive under pressure in a fast-paced environment.
* Skill in problem-solving and delegating effectively.
