Rate of Pay: £54.30- £73.32 per hour
Summary:
As the Estates Manager, you will provide operational leadership for the Councils non-housing estate. Your primary focus is on effective estate management, including landlord and tenant matters, income protection, and proactive risk management. You will directly manage two Estates Surveyors, ensuring high-quality outputs and a collaborative team culture, while acting as the senior point of contact for complex property issues.
Responsibilities:
* Directly manage two Estates Surveyors, overseeing workload allocation, professional supervision, performance appraisals, and quality assurance.
* Manage instructions to external professional advisors (solicitors, agents, and valuers), ensuring cost-effectiveness and high-quality advice.
* Support the Councils financial health through timely lease management and the effective resolution of rent or service charge disputes.
* Identify and manage operational risks, escalating issues with significant financial, legal, or reputational impact to senior management.
* Ensure all property activities comply with Health and Safety at Work legislation and Data Protection policies.
Qualifications:
* A degree in Real Estate Management or a related field.
Essentials:
* Deep understanding of current property law, landlord and tenant legislation, and valuation practices.
* Knowledge of Health and Safety at Work Act 1974 and its application to property management.
* Significant experience in managing a diverse non-housing or commercial property portfolio, preferably within a local authority or public sector context.
