Job Title: Contracts Manager – Fire Stopping & Fire Protection Location: Swanley Salary: £60k - £65k travel allowance Company: Leading Main Contractor – Social Housing Sector Our client is a reputable and growing main contractor with a strong presence in the social housing sector, delivering essential fire stopping and fire protection works across occupied and void properties. With an unwavering commitment to compliance, safety, and quality, they are looking to strengthen their operational team with the addition of a dedicated Contracts Manager. The Role: As Contracts Manager, you will be responsible for overseeing multiple fire protection projects from pre-construction through to handover. You’ll ensure compliance with current fire safety regulations, manage operational delivery, and maintain excellent relationships with clients, residents, and internal teams. Key Responsibilities: * Manage fire stopping and passive fire protection projects within occupied and void social housing properties. * Lead project delivery teams, including supervisors and subcontractors, ensuring high standards of workmanship and safety. * Ensure all works are completed in line with FIRAS/third-party accreditation standards and Building Regulations. * Work closely with clients, housing associations, and local authorities to meet delivery expectations and KPIs. * Prepare project programmes, monitor progress, and manage variations or delays. * Oversee commercial aspects of contracts in collaboration with the commercial team. * Drive health and safety standards on-site, conducting audits and toolbox talks where necessary. Requirements: * Proven experience as a Contracts or Project Manager within the social housing sector. * Strong knowledge of fire stopping, fire doors, and passive fire protection systems. * Understanding of relevant compliance requirements and certification processes (e.g., FIRAS, BM TRADA). * Excellent leadership, communication, and client-facing skills. * Full UK Driving Licence.
