As a Director, Data Center Transactions & Strategy (UK and Northern Europe), you will play a leading role in growing Prologis’s data centre portfolio across the region. You will be responsible for identifying, evaluating and executing investments, including acquisitions, redevelopment and development of data centre and industrial product.
You will drive investment activity and growth in the market, using data, market insight and judgement to identify opportunities across existing sites and new acquisitions, including early-stage site selection and screening. A proven track record in leading the origination, underwriting and execution of data centre and industrial acquisitions and developments is critical for success in this role.
Key responsibilities include:
1. Define the UK & Northern Europe data centre growth strategy through rigorous, data-driven analysis of Prologis’s existing portfolio, identification of new acquisition opportunities and assessment of market demand trends.
2. Develop deep knowledge of the company’s assets, strategy, processes, underwriting, and systems.
3. Partner and co-ordinate with local Investment Officers, Project Managers and Leasing teams to originate and advance deal flow by directly identifying investment opportunities (including greenfield development, higher and better use redevelopments, and portfolio or single-asset acquisitions of data center and industrial properties, and support for M&A and equity investments).
4. Anticipate, communicate and capitalize on market trends to deliver industry-leading risk-adjusted returns for Prologis.
5. Lead the data center investment lifecycle end to end, coordinating with all internal stakeholders including Operations, Tax, Legal, Finance/Underwriting, Data Center Power, Design & Construction, Sales/Leasing and Fund Management.
6. Build and maintain a pipeline of short-, medium- and long-term data center opportunities to meet customer demand in the region.
7. Leverage existing relationships and build new strategic partnerships to source opportunities with real estate partners, private sellers, brokers, investment bankers, owners, developers, consultants and high net-worth individuals.
8. Identify, evaluate and present new investment opportunities to Senior Leadership and the Prologis Investment Committee.
9. Execute entitlement and development projects across current buildings, land bank and new pursuits.
10. Help surface and advance build-to-suit opportunities for Prologis’s Data Center team.
Building blocks for success:
Required:
11. 7+ years of experience acquiring and developing commercial real estate, with a focus on industrial and other complex asset types.
12. Travel expectation 20–40%.
Preferred:
13. Experience in data center strategy, land acquisition/development and/or M&A.
14. Industry experience across acquisitions, entitlements and rezoning processes, project management, leasing and development.
15. Demonstrated track record of sponsoring data center and/or industrial investments and executing transactions from origination through realization, with a strong history of value creation.
16. Experience underwriting acquisition and value-add opportunities, with preference for complex assets involving significant entitlements, zoning or environmental considerations.
17. In-depth understanding of financial acquisition and development pro forma modeling, construction processes and pricing, redevelopment and entitlement execution.
18. Experience negotiating PSAs, leases and development agreements, and reporting on project performance.
19. Proven ability to manage multiple cross-functional stakeholder priorities.
