We’re VIVID! – We’re the sixth largest developer of new homes amongst housing associations in England, having built over 1,500 last year.
We’re a Not-for-Profit Registered Housing Provider with a new build development programme that delivers over 1500 new homes every year. The programme comprises the delivery of new homes via S106 opportunities, JV Partnerships and a land led VIVID delivery programme.
We’re seeking a Land & New Business Manager to join our team in Portsmouth on a 12-month fixed term basis. This is a full-time role working 37 hours per week, with a minimum of 20% of this to be office-based to promote collaboration and team working.

Here’s the facts about the role:
As Land and New Business Manager, you’ll be responsible for assisting in the identification and appraisal of new development opportunities and associated strategies to meet our development objectives. In addition, you’ll negotiate and agree land, development, partnership deals and S106 contracts, progressing sites through the procurement stage.
You’ll assist in ensuring that the programme provides a mix of new homes and tenures and our new homes delivery objectives are achieved in accordance with our financial plans & targets to safeguard our ongoing viability.
You’ll understand the market in our core areas of operation, Hampshire, Berkshire, West Sussex and Surrey. And be able to advise the Land and New Business Director on business strategy implications for the organisation. You’ll review the housing needs of existing and future VIVID customers and the needs of the community in new areas of targeted growth and the desired overall programme mix in the Development Strategy.
Using your extensive experience within a development, land or planning role in either the social housing or private sector, you’ll identify sites for land acquisition or other development opportunities which will provide us with a strong forward development programme and an ongoing supply. Using your negotiating and influencing skills, as well as your successful track record of new business delivery and contract negotiation/completion, you’ll successfully negotiate, develop/submit bids and make presentations as part of the process of winning support for new initiatives.
You’ll utilise your previous experience in budget preparation/control and good general understanding of financial information to ensure robust budget management, procedures, programme plans for projects, and audit requirements are implemented.
To succeed in this role as a Land and New Business Manager, you’ll understand and maintain a good knowledge of the national housing funding system, housing markets, planning system and the regional/local opportunities for development schemes and the acquisition of land. And you’ll have a track record of New Business delivery and contract negotiation/completion.
As this role involves travel, a full UK driving licence and access to a vehicle for business use is a requirement. Business mileage will be paid.
