Job Title: Property Manager - £28,000 - £30,000 (pro rata)
Location: Home based (may require travel to head office for meetings)
Job Type: Part Time – Monday – Friday
Hours: 10AM – 2PM
Job Overview
We are seeking a motivated and dedicated Property Manager to join our team. This role involves managing a shared portfolio of approx. 350 residential properties whilst providing excellent customer service to both Landlords and Tenants. The ideal candidate will have a keen eye for detail, strong communication skills, and a passion for the property market.
Key Responsibilities
Property Management:
* Manage a portfolio of residential rental properties
* Act as main point of contact for landlords and tenants
* Ensure compliance with all housing legislation and safety requirements
* Manage tenant onboarding, renewals, and end-of-tenancy processes
* Arrange property inspections and follow up on issues
* Arrange and oversee property maintenance and repairs
* Instruct and manage contractors and suppliers
* Manage rent arrears
* Prepare landlord statements and financial reports
* Handle tenant queries
* Ensure deposits are correctly protected and administered
* Serve notices and manage tenancy breaches where required
* Coordinate inventories, check-ins, and check-outs
* Advise landlords on compliance, and property performance
* Maintain accurate property and tenancy records
* Deliver high levels of customer service and professionalism
* Handling deposit returns
* Handling rent insurance/eviction claims
* Serving Section notices
Requirements
* Previous experience in residential property management a must
* Excellent organisational and time management skills
* ARLA qualified preferred
* Outstanding communication and interpersonal abilities
* Proficient in using property management software
* Ability to work independently and as part of a team
