Senior Property Manager - Commercial Portfolio | Chorley, Lancashire
Are you a strategic thinker with a passion for commercial property management? We're recruiting for a Senior Property Manager to join a dynamic and forward-thinking property management team based in Chorley, Lancashire.

Hours: 9:00 - 17:30
Reporting to: Head of Property Management
Key Responsibilities
As Senior Property Manager, you'll play a pivotal role in managing a diverse commercial property portfolio. Your responsibilities will include:
* Proactive day-to-day property management with a strategic mindset.
* Conducting regular property inspections and maintaining high standards.
* Building and nurturing strong relationships with tenants.
* Reading, interpreting, and summarising leases.
* Maintaining accurate lease data in the property management system.
* Identifying asset management opportunities and driving initiatives.
* Planning for critical lease events (reviews, expiries, break options).
* Handling tenant queries and lease-related matters efficiently.
* Managing dilapidation claims, licences to alter, assignments, etc.
* Setting and reconciling service charge budgets in line with RICS code.
* Overseeing service charge expenditure and liaising with facilities teams.
* Collaborating with finance to ensure timely rent collection and debt recovery.
* Ensuring buildings are well maintained and compliant with H&S regulations.
* Managing insurance claims and overseeing refurbishments/refits.
* Supporting handovers of new build properties and onboarding tenants.
What We're Looking For
We're seeking a motivated and detail-oriented professional who thrives in a fast-paced environment. Ideal candidates will have:
* Experience in commercial property management.
* Strong landlord and tenant knowledge.
* Experience setting service charge budgets and driving creative initiatives.
* High attention to detail and a methodical approach.
* Excellent communication skills - both written and verbal.
* Proficiency in Microsoft Outlook and Excel; Qube experience is a plus.
* Ability to work independently and collaboratively under pressure.
* MRICS qualification is desirable but not essential.
