Job Description:
Due to the continued success and expansion of the company’s property portfolio, we have an exciting opportunity for an Acquisitions Manager within our Property Department. This is a permanent full-time role which will be field-based but will require you to attend meetings at our Head Office in York as needed. This is a national role, so location is flexible within the UK, but travel and overnight stays across the UK will be required.
The purpose of this role is to support growth by acquiring new retail locations nationwide and managing our property portfolio of over 190 properties, including freehold and leasehold assets.
As an Acquisitions Manager, your main responsibilities will include targeting, locating, negotiating, and securing property locations in High Streets, Shopping Centres, Outlets, and Retail Parks across the UK and Southern Ireland. You will focus on locations that complement our existing portfolio, gather key information for decision-making, negotiate terms, and ensure each acquisition is financially viable before presenting to the Board.
Reporting to the Head of Property, you will play a key role in the business’s growth, ensuring strategic expansion by acquiring properties within budget and timelines.
Key Responsibilities:
* Acquire new locations and manage multiple property matters annually within budget.
* Develop regional market contacts to reduce agent fees.
* Negotiate the best commercial and financial terms for each location.
* Present opportunities to the Board for approval.
* Obtain full board approval before instructing solicitors.
* Handle legal matters in line with company protocols.
* Communicate timelines and progress clearly to the business.
* Ensure acquisitions are completed within budget and schedule.
* Build relationships with internal stakeholders.
* Manage external costs such as legal and agent fees.
* Provide property advice and support across departments.
Ideal Candidate:
* Experience in retail commercial property is essential.
* Understanding of financial and legal frameworks.
* Strong negotiation and contract management skills.
* Ability to develop relationships with internal and external stakeholders.
* Experience with Profit & Loss accounts.
* Proficiency in business case development and Excel.
* Experience in property strategy and project management.
* Knowledge of UK and EIRE legal frameworks for retail properties.
* Landlord and Tenant legal knowledge.
* Professional qualification or proven track record (e.g., RICS, Prince2).
* Confident presentation skills for Board level.
* Proactive, analytical, and problem-solving skills.
* Excellent communication and interpersonal skills.
* Self-motivated, able to work independently or in a team.
* Adaptable to fast-paced environments.
* Retail or footwear industry knowledge is a plus.
Benefits/Package:
Salary: £50,000 - £60,000 (dependent on experience) plus benefits including company car, discretionary bonus, death in service, and others.
