The Commercial team handles cost-effective building activities, including quantity surveying, estimating, procurement, and material buying.
With a focus on material choice, cost, customer satisfaction, and sales, our Commercial team—comprising Estimators, Quantity Surveyors, and Material Buyers—aims to deliver high-quality homes at optimal costs. Reporting to the Senior Quantity Surveyor/Commercial Manager, you will oversee the commercial and surveying duties for a site. Your responsibilities include managing costs, controlling budgets and valuations, updating estimated final costs, and ensuring cost and value reconciliation. You will also manage subcontractor procedures and materials, ensuring compliance with Group policies. Additionally, you will engage in value engineering to stay ahead of market trends.
You will be expected to:
* Maintain cost control procedures within Group guidelines.
* Compile weekly, monthly, and quarterly reports, staying informed about new materials, construction methods, regulations, and NHBC standards.
* Manage budgets and valuations, updating estimated final costs and ensuring cost and value reconciliation.
* Contribute to design options to keep projects within budget.
* Prepare Site Start budgets in coordination with other departments.
* Lead value engineering efforts to achieve the best value.
* Maintain budget control and manage overruns within contingency allowances.
* Accurately cost all aspects of site development.
* Analyze and report on costs and cash flow.
* Procure subcontractors, goods, and materials following Group procedures.
* Recommend subcontractors for approval.
* Handle subcontractor orders, payments, and variations using Excel and COINS system.
* Evaluate and approve variations, ensuring budget adherence.
* Stay updated on new construction materials and methods.
* Liaise with site personnel and subcontractors to maximize productivity.
* Attend project meetings and present the Commercial position.
* Prepare and present valuations at divisional meetings.
* Control all commercial aspects related to the RSL.
* Ensure compliance with codes of practice, including Building Regulations, NHBC, and HSE standards.
* Perform additional duties as assigned by senior management.
* Promote company values, policies, and procedures, including IT system compliance.
To succeed, candidates should have:
* HND qualification or higher, with a valid CSCS card.
* Understanding of current market conditions and rates.
* Ability to control costs across trades and provisions.
* Strong numeracy, attention to detail, and data interpretation skills.
* Methodical, organized, and committed to high standards.
* Proficiency with IT and project management/valuation software.
* Clear communication skills, capable of working under pressure.
* Experience resolving disputes and cost issues.
* Ability to work independently and take ownership of projects.
* Excellent relationship-building skills internally and externally.
* Extensive experience in house building industry disciplines.
* Knowledge of Building Regulations, NHBC, and Health and Safety standards.
* Team-oriented mindset and supportive attitude toward colleagues.
