What's involved with this role: Assistant Land Agent Job Ref: 5284074 Cheshire East Pay Rate: £18.00 per hour PAYE Hours per week: 37 Monday – Friday, normal working hours This opening assignment is for 12 months In-person interview Summary of what the candidate must have to apply : Degree or equivalent qualification in Rural Estate Management (or similar). Extensive experience working with rural property and agricultural environments, including acquisition, disposal, maintenance and estate management activities. Strong knowledge of rural property legislation, agricultural tenancies, health and safety and contract law. Ability to inspect and survey land, woodland and buildings using appropriate techniques. Developed communication, negotiation and advisory skills, able to handle complex or sensitive tenant situations professionally. The role: The postholder will assist in managing the Farms Estate and wider rural property portfolio for Cheshire West and Cheshire East councils. This includes operational estate management, acquisition and disposal activity, valuations, tenancy agreements, estate records, improvement schemes, woodland management and oversight of contractors. The role supports the County Land Agent across all core functions of the Cheshire Farms Service. Key accountabilities: Carry out day to day estate management duties across farms and rural properties. Support acquisition, letting, sale and valuation of rural property, including rent reviews and tenant right valuations. Assist in preparing long term tenancy agreements, short term agreements and management of estate plans and records, including wayleaves and easements. Prepare proposals and option appraisals for farm improvement and maintenance schemes and oversee maintenance contractors. Assist with management of approx. 200 acres of woodland, including felling programmes and planting schemes. Undertake site inspections across Cheshire West and Cheshire East as required. Requirements/key criteria: Degree or equivalent qualification in Rural Estate Management. Experience in agriculture and rural property work, including maintenance, acquisition and disposal. Knowledge of rural estate management principles, inspection techniques, and relevant legislation such as agricultural tenancies, health and safety, waste management and contract law Strong interpersonal and communication skills, able to convey complex information clearly. Negotiation, advisory and interviewing skills, including dealing sensitively with tenants in challenging circumstances (e.g. bankruptcy, illness, marital issues). Analytical and problem solving skills, including assisting with valuations to RICS standards. Good ICT skills, including Microsoft Office, and ability to learn specialist mapping and property systems. Ability to use surveying equipment accurately. Strong organisational skills and ability to manage competing demands. Willingness and physical ability to undertake site inspections on foot, climb to inspect structures and work safely using PPE. Ability to converse at ease with customers in accurate spoken English. Willingness to travel throughout Cheshire East and Cheshire West Desirable: CAAV membership. MRICS (Rural Practice). Extensive experience in local authority rural estates. Experience managing rural grant schemes. Understanding of environmental management approaches.
