Reporting to the Regional Director/BU MD, the Project Director will help tender and win schemes in excess of £80m. Generally involved from tender stage, as the project lead, liaising with the Estimating team to secure the project. Thereafter, with the approval of the Regional Director / Regional MD, the Project Director will prepare the PEP and build the project team in preparation for the contract commencement. The Project Director will be responsible for managing the Company’s business interests, risk, and delivery strategy on the contract to guide the project to commercial success.
Responsibilities:
Pre-Construction
* Lead the Tender Team consisting of Estimator, CM, QS, and other appropriate staff and external consultants as necessary.
* Manage the production of the tender to ensure a competitive submission in accordance with the requirements.
* Prepare the programme, method statements, prelims, and submission documents.
* Chair start-up and internal meetings; prepare the procurement strategy with the QS and prequalify key supply chain partners (early awards).
* Prepare a preliminary Risk Register and mitigate/manage risks throughout the project.
* Work with the SQS to prepare a prelim procurement schedule and track it.
Construction
* Arrange the start-up meeting and manage the preparation of the PEP.
* Receive, distribute, and acknowledge the letter of intent.
* Agree on the commencement date and arrange for the completion of the contract documents.
* Ensure all aspects of quality, environment, and progress meet contracted requirements.
* Assist in the selection and vetting of major subcontractors and suppliers, including HSEQS vetting.
Post-Construction
* Ensure a customer-centric aftercare service for the client.
* Complete the project data sheet and gather references from the client.
* Protect contractual position by ensuring client and design team satisfaction and maintaining strong relationships for future opportunities.
* Obtain the defects list and remedy issues to secure the Certificate of Making Good Defects, engaging with the client in a timely manner.
Qualifications:
* Working knowledge of construction techniques, design techniques, and BIM modelling.
* Comprehensive knowledge of building regulations, health and safety, and fire regulations.
* Experience working on complex, multi-disciplinary technical projects.
* Proficient in planning and prioritising daily site tasks.
* Ability to hold people accountable in implementing Zero philosophy.
* Ability to identify, convert, and deliver business development opportunities.
* Experience managing key accounts through network, profile, and credibility in the local market.
* Academic and/or professional industry-related management qualification.
* Membership of an industry-related professional institution, such as MCIOB or CEng MICE.
* Experience with CVRs, PEP, and contract management.
* Relevant training such as IOSH for Directors, CDM/PSCS Awareness, BBS, Root Cause Analysis, and internal workshops like S5 & Q10.
