Building Manager - Leading Managing Agent - London - £65k
This is an exciting opportunity to play a key role in managing a large-scale, mixed-use urban development that combines commercial, retail, and leisure spaces. The Building Manager will act as an ambassador for the estate, ensuring exceptional service delivery, stakeholder engagement, and operational excellence across all assets.
Working closely with senior leadership, the role involves overseeing day-to-day management, service charge administration, contractor performance, compliance, and sustainability initiatives. You will also lead a small team and contribute to delivering a first-class experience for occupiers, visitors, and stakeholders.
Key Responsibilities:
Customer Experience & Stakeholder Engagement
* Act as the main contact for occupiers and owners, building strong relationships through proactive communication.
* Gather and act on occupier feedback to improve service delivery.
* Support the on boarding of new assets and ensure seamless operational transitions.
* Work with service partners and client teams to ensure consistent standards and innovation.
Leadership & Team Development
* Lead, mentor, and support an Assistant Building Manager.
* Foster a culture of service excellence, collaboration, and continuous improvement.
* Champion organisational values and embed them across daily operations.
Contractor & Service Partner Management
* Oversee contractor performance, chair KPI meetings, and ensure accountability.
* Manage procurement in line with policies and estate requirements.
* Celebrate strong performance and address under performance constructively.
Compliance & Safety
* Take responsibility for health & safety compliance across the estate.
* Conduct regular inspections, audits, and risk assessments.
* Ensure all incident reporting and documentation meets best practice and legal requirements.
Technical & M&E Oversight
* Work with engineering teams to maintain building systems and manage life cycle planning.
* Oversee fit-outs and landlord projects in line with compliance standards.
* Ensure all maintenance and contractor activities are carried out safely and efficiently.
Financial & Service Charge Management
* Prepare and monitor annual service charge budgets.
* Review expenditure regularly and maintain financial accuracy.
* Ensure all financial activity complies with protocols and industry standards.
Candidate Requirements:
* Proven experience in property or facilities management, ideally across mixed-use or commercial portfolios.
* Strong leadership and mentoring skills with experience managing direct reports.
* Excellent stakeholder engagement and communication abilities.
* Knowledge of statutory compliance, health & safety, and building services.
* IOSH/NEBOSH qualification desirable.
* Strong financial and service charge management experience.
* Proficiency in Microsoft Office 365 and CAFM systems.
* Passionate about sustainability and ESG initiatives.
