Reports To: Sales Director
Location: Office-Based – Manchester City Centre
Role Purpose:
We are seeking experienced and motivated property sales professionals with a proven track record of selling off-plan property investments and residential homes, particularly within the Manchester market. Based full-time at our Manchester city centre office, the successful candidate will play a key role in guiding both investor and owner-occupier buyers through the purchase process. This is a face-to-face, office-based position with some weekend work required.
Key Responsibilities
Client Engagement
* Conduct property tours and client viewings for domestic and international buyers, including investors and owner-occupiers.
* Qualify enquiries and manage the full sales journey from initial contact through to exchange and completion.
* Represent the company at sales events both locally and overseas.
* Build strong, long-term relationships with clients, partners, and referrers.
* Provide tailored advice based on client profiles and investment or lifestyle goals.
* Deliver clear and professional communication via phone, email, and in person.
Sales Process & CRM
* Use HubSpot CRM to accurately log and manage client information and activity.
* Manage sales progression processes and assist clients through property handovers.
* Monitor and report personal sales performance against targets.
* Match client needs with available opportunities using a consultative sales approach.
Team & Personal Development
* Operate effectively both independently and within a close-knit sales team.
* Maintain an up-to-date understanding of Manchester’s residential and investment property markets.
* Contribute proactively to team discussions, strategy development, and marketing feedback.
* Demonstrate creativity and initiative to maximise opportunities and close sales.
Required Skills and Competencies
* Proven success in selling off-plan property or buy-to-let investments.
* Strong understanding of both investor and owner-occupier buyer motivations.
* Excellent interpersonal and consultative sales skills.
* Strong verbal and written communication, including email and phone etiquette.
* Ability to manage time effectively and work autonomously.
* Confident using HubSpot CRM and digital tools.
* Commercially astute with a professional, customer-focused approach.
* Willingness to work occasional weekends as part of a full-time office-based role.
Knowledge Requirements
* In-depth knowledge of the Manchester property market.
* Familiarity with UK property buying processes and buyer types (investors and owner-occupiers).
Personal Profile
Qualifications
Essential:
* Full UK driving licence.
* Right to work in the United Kingdom.
Desirable:
* Relevant property or sales qualifications.
Experience
* Minimum of 2 years' experience in a face-to-face sales role within property.
* Recent proven track record for delivering sales revenue and hitting targets.
* Experience guiding clients through viewings, negotiations, and completion.
