Our client is a well-established and well-known organisation that provides sales and letting on a commercial and residential basis. They now require an experienced property manager to join their team. The role will involve managing long-term commercial and residential lets within Yorkshire. A driving licence and vehicle are necessary for site visits, with expenses paid for journeys. The coverage area will be within a 20-mile radius of Wakefield.
This role is suitable for someone who has previously managed properties in residential, commercial, or facilities management settings.
Responsibilities include:
1. Manage, renew, and maintain all tenancies for residential and commercial properties.
2. Liaise with tenants regarding renewals.
3. Coordinate with letting agents for vacant properties and new tenants, including short-term, long-term, and ongoing tenancies.
4. Ensure compliance with all relevant legislation.
5. Conduct inspections of residential properties and resolve issues as they arise.
6. Inspect properties upon tenant vacate, determine necessary work, and deduct costs from bonds.
7. Review fire safety and health and safety policies.
8. Communicate with the internal accounts team about rent payments, follow up on late payments.
9. Oversee maintenance of commercial and residential properties.
10. Ensure all certifications and safety checks (EPC, Electric, CO Detectors, PAT, Smoke Alarms, Gas) are current.
11. Maintain compliance and regular servicing of alarms, fire extinguishers, emergency lights, air conditioning, lifts, etc.
