About The Project – New Lochaber Hospital
The New Lochaber General Hospital is a new‑build acute healthcare facility for NHS Highland, being delivered. Early Contractor Involvement (ECI) is underway, with pre‑construction activities taking place from the Maxima Office. Following the anticipated late‑2027 / early‑2028 contract award, the project team will mobilise to site in Fort William.
This Two‑stage Procurement Route Includes
* Stage 1 – Pre‑Construction (Current Phase): design development, cost planning, procurement strategy and tender refinement.
* Stage 2 – Construction: full site‑based delivery of a new acute hospital facility in the Highlands.
What you'll be doing
Purpose
You will manage all project costs and income within your area of responsibility, ensuring value for money while maintaining required standards and quality. You will also support and develop junior members of the commercial team.
Key Accountabilities
Governance & Commercial Management
* Adhere to company governance requirements.
* Prepare and review Activity Schedules, Resource Schedules and tender analyses.
* Review and contribute to complex contract programmes.
* Support delay & disruption analysis.
* Monitor and manage subcontractor performance and reporting.
* Produce internal commercial reports and financial reconciliations.
Customer & Change Management
* Interpret and manage the Customer Contract.
* Analyse and negotiate rates, variations and compensation events.
* Prepare, submit and negotiate claims.
* Maintain strong relationships with Customer, Stakeholders and internal teams.
Procurement
* Undertake constructability reviews.
* Assist in procurement programme development and procurement strategy.
Team Development
* Support recruitment, supervision, coaching and development of junior commercial staff.

You will bring strong commercial acumen, NEC contract experience and a track record of delivering value on major civils or building projects.
