The Role
We are seeking an experienced and commercially astute Commercial Manager to lead the commercial function across multiple care home construction projects. This is a full-time, office-based role with travel to sites and occasional working away from home required depending on project locations.
The successful candidate will take overall responsibility for commercial performance, risk management, cost control, and contractual compliance across projects.
Key Responsibilities
* Oversee the commercial management of multiple care home developments
* Lead and manage the quantity surveying team
* Prepare and review budgets, cost plans, and cash flow forecasts
* Oversee subcontractor procurement and contract administration
* Manage valuations, variations, and final accounts
* Monitor project profitability and financial performance
* Identify and mitigate commercial risks
* Liaise with clients, consultants, and senior stakeholders
* Contribute to strategic planning and business growth
Requirements
* Proven experience as a Commercial Manager or Senior Quantity Surveyor within a main contractor environment
* Strong background in care home, healthcare, or similar build sectors preferred
* Excellent knowledge of construction contracts and commercial processes
* Strong leadership and team management skills
* High level of commercial awareness and financial control
* Excellent negotiation and communication skills
* Willingness to travel and work away from home when required
