Role Purpose
Are you ready to take the lead on delivering our capex program with a Generation Laine focus? We’re on the lookout for a Property Investment Manager to join our team at Laine Pub Company! You’ll deliver an investment program across our estate working with a great in-house team at Laine and a range of external designers, QS and contractors. There will be several major investments up to 800k, which will be a mix of full or partial refurbishments, some including structural works and roof terraces. There will also be some smaller schemes up to £40k, a mixture mostly of sparkles and garden schemes.
Reporting to the Head of Property, you’ll be working closely with colleagues across the business and supply chain to ensure we deliver investments that both exceed our internal performance metrics and are recognised beyond Laine as exemplar in design and project delivery. An understanding of operational, customer and financial requirements of each project is key, working to ensure we make the best of each growth opportunity and invest wisely.
Own the end-to-end investment process for each pub from inception to being ready to trade. Play a key role in the design and development of customer facing concepts – working closely as part of a cross-functional design leadership team that does include an in-house Designer, as well as the Head of Operations, the Head of Brand Marketing & Development and our Managing Director.
What You’ll Excel At:
• Process Development: Establish and lead a culture of continuous improvement across our investment programme and supply chain – focused on pub design, operational effectiveness, cost engineering and project delivery. Seek customer feedback and use it to drive improvements for the next.
• H&S and legislation: Ensure we uphold all the highest standards in our pubs that they remain a safe environment for all our guests, MPs, contractors and suppliers.
• Contractor Management: Create a high-performance culture with key contractors and suppliers, which delivers continuous improvements in service, innovation and value-added relationships. This will include some external designers as well.
• Negotiation: A master at the art of negotiation to secure contracts and pricing agreements that maximise profitability while delivering exceptional quality projects on time.
• Part of the Laine Family: Be recognised as a committed team player, integrated into the Operations team thinking, our Brand Marketing & Development team’s strategic goals, and knowing all our MPs, bringing positive challenge & support on all thing’s investment related.
• Team Leadership: Inspire and mentor our Property Surveyor, helping them to further develop their experience and skillset.
What You Bring to the Table:
• A minimum of 3 years as an Investment Manager in the hospitality sector, pubs preferred.
• Member of CIOB, RICS or similar, or a willingness to work on a chartered pathway with a relevant organisation.
• Small and medium size business experience essential.
• Detailed knowledge of hospitality design – ability to interpret, influence and suggest design changes.
• Financial awareness and the ability to understand pub P&Ls, investment ROI and cost plans.
• Be based in the South, living in or between London and Brighton where you’ll be most of the time. But also willing to travel to Birmingham, Norwich and Burton on Trent when required.
• IT literate – intermediate Word, Outlook and PowerPoint and advanced Excel and a knowledge of CAFM systems or similar.
• Required key skills are planning and organisation, communication and assertiveness.
