ESTATES MANAGER
Marina Developments Ltd is the UKs leading Marina operator. We aim to deliver the highest level of service and experience for our visitors and customers, demanding the very best from ourselves whilst working as a team every day. The Estates Team has a new opportunity for an Estates Manager to support the team providing Estates and Facilities Management services to our Marinas and commercial tenanted buildings.
You will be passionate about providing the best possible levels of customer service and will put the safety and the needs of the customer first every time. You will deliver an outstanding customer experience, exceeding expectations daily. This is a permanent contract working 37.5 hours per week Monday to Friday.
The role will include but not limited to:
Manage assigned marina estates effectively and support the Estates Director with regular reporting, advice, and strategic input.
Deliver a high - quality, customer - focused service to marina teams, commercial tenants, and residential tenants.
Contribute to business planning and the wider success of the organisation.
Estate Management & Lettings:
Oversee day to day management of allocated estates.
Identify opportunities to optimise assets, grow income, and enhance value.
Manage tenant enquiries, lettings, assignments, subletting requests, and licences to alter.
Keep property management records updated and accurate.
Financial Management:
Prepare annual rent, service charge, and insurance budgets.
Ensure timely arrears collection and work closely with Credit Control to minimise debt.
Provide Accounts with accurate accruals to support budgeting.
Rent Reviews & Lease Renewals:
Action reviews and renewals in line with legislation and internal timelines.
Quote new terms at least six months before expiry dates.
Maximise rental uplift while ensuring good estate management.
Service Charges, Repairs & Maintenance:
Co ordinate service charge budgets and reconciliations, handling tenant queries.
Work with Facilities and Infrastructure teams on planned and reactive maintenance.
Support asset protection and enhancement through effective PPM planning.
Statutory Compliance:
Ensure all properties meet statutory requirements, especially at the point of letting.
Comply with MEES regulations and plan CAPEX works where upgrades are required.
Work with QSHE and Facilities teams to maintain compliance standards.
Head Leases:
Manage MDLs leasehold interests to ensure compliance and minimise costs.
Investment & Capex:
Identify and prioritise opportunities to grow rental income and estate value.
Prepare high quality capex applications and deliver approved projects.
Insurance:
Ensure all properties are correctly insured and premiums recovered.
Inform insurers of any changes in risk, mitigate increases where possible, and process claims through Portfolio Administration.
Vacant Property & Business Rates
Review vacant units monthly, secure rates relief, and ensure marketing materials are prepared.
Maintain property security and presentation standards.
Update APR and take savings opportunities promptly.
Other Responsibilities
Participate in property management meetings and escalate issues as needed.
Maintain accurate CML and group records.
Build strong relationships with Marina Managers and key stakeholders.
Conduct regular property inspections and keep files up to date.
Prepare detailed recommendation reports for transactions requiring senior approval.
The key requirements for this role are but not limited to:
Enthusiastic and friendly with a flexible and positive can do attitude
Self-motivated and able to work without supervision
Sound awareness of basic health and safety in the workplace
Confident use of IT systems
A practical, resourceful and common-sense approach
Good practical boating skills/qualifications (not essential but an advantage)
Educated to at least GCSE level or equivalent
Experience in either residential or commercial property management administration.
Experience in property management and accounting systems is (not essential but an advantage)
