Overview
Electrical bias Multi-Skilled Engineer to join the existing team to deliver contractual obligations to corporate clients. The successful candidate will have extensive experience in building services maintenance and a background of working on corporate, client-facing buildings. The role is on-site, 8-hour shifts Monday to Friday, 08:00–17:00.
Role Purpose
To carry out planned preventative maintenance and reactive works on building plant, equipment and systems in accordance with agreed service levels and respond to site engineering emergencies. Undertake minor installation works in accordance with client change management and statutory compliance protocols.
Main Duties & Responsibilities
* Ensure routine maintenance is carried out to all building plant, equipment, and systems to meet and exceed expectations and agreed service level agreements.
* Respond to Building Management System alarms and perform emergency repairs as needed.
* Issue and ensure appropriate controls within the Permit to Work systems.
* Maintain critical cooling water systems and domestic systems to comply with the L8 standard; update logbooks accordingly.
* Keep suitable spares available to maintain critical and non-critical plant.
* Keep comprehensive maintenance records (task sheets) in hard copy or electronically; high level computer proficiency required (Excel, Word, PowerPoint; Adobe/Nitro as needed).
* Adhere to Method Statements and Risk Assessments for all tasks; develop and enhance SOPs and EOPs.
* Escort and supervise engineering subcontractors; ensure compliance with contractual commitments and site operating processes.
* Develop a good working relationship with Integral and clients\' staff; uphold a safe and healthy working environment and comply with all policies and procedures.
* Present a professional image of Integral UK to clients and visitors; deliver excellent customer service.
* Attend and support annual building shutdowns when required.
* Perform other duties reasonably associated with this role.
* Operate and troubleshoot building systems, including:
* Building Management Systems and electrical monitoring
* Air handling, air conditioning and terminal units (VAV and CRAC)
* AV Controls Systems
* Fire prevention and detection systems and fire alarm
* VESDA and fire suppression systems
* Variable speed drives; AC/DC motors (single and three-phase)
* UPS systems, batteries, static switches and related controls
* Emergency lighting; LV and HV switch panels and breakers
Qualifications & Experience
* An Electrical/Mechanical Engineering apprenticeship or similar.
* City & Guilds Pts. 1 & 2, or equivalent.
* 18th Edition IEE Wiring and Installation (ability to attain if currently hold 17th Edition).
* C&G 2391 (inspection and testing) and BS 7671:2001 or equivalent.
* Excellent communication skills and ability to engage with all levels of staff.
* Proactive approach to achieving high standards of operation.
* Good IT and report writing skills.
* Ability to work under pressure while delivering required services within time constraints.
