Our client in Middlesbrough (Thornaby‑on‑Tees) is seeking a Managing Quantity Surveyor to join their Response Team – Housing Response and Maintenance. They have been an established and leading property services company for over 75 years, based across England and Wales, in over 18 locations and 32 Business Units. Their main customer base is Social Housing and Council/Local Authority Housing Associations.

The Managing Surveyor role:
As a Managing Surveyor, you will actively work as part of the commercial team whilst taking the lead on commercial decisions and financial reporting, to ultimately impact the unit’s profitability/commercial success and make improvements for the future.
Specific tasks will include:
* Develop and maintain a high performing surveying team to ensure responsive repairs contracts meet or exceed agreed profit performance.
* Oversee and manage financial and technical aspects of each contract, including procurement, invoicing, and payments, to minimise costs, maximise value and cash flow, and meet profit and debtor day targets.
* Subcontractor management and oversight of any disputes that arise.
* Mentor and train new surveyors and trainees, supporting all commercial aspects within the unit and wider response product where applicable.
* Manage contract accounting and ensure prompt payment, control cost information, and prepare CVRs and valuations to monitor contract performance and steer commercial performance.
* Develop and maintain positive collaborative relationships with direct reports, colleagues, clients, subcontractors and suppliers.
What will you bring as a Managing Surveyor?
* Proven experience in a similar commercial or senior quantity surveying role, ideally from within the repairs/maintenance sector, with people management responsibilities.
* Ability to minimise cost and maximise value, profit and cash flow from a maintenance contracting environment or similar high‑volume invoicing sector.
* Strong people skills, enjoying supporting, directing and collaborating with your team to encourage growth and development.
* Excellent IT and Microsoft Excel skills, with the ability to process high volumes of data analysis.
* Experience working with direct labour and subcontract procurement.
* Experience on Schedule of Rates contracts and ability to price minor works from first principles.
