3D Personnel is working with a reputable FM solutions organisation which is seeking a detail-oriented and proactive Assistant Facilities Manager to assist in the operational oversight of Mechanical, Electrical, and Life Safety (MEL) systems within the communal landlord areas of a residential development. This role offers an excellent opportunity to develop facilities management expertise through hands-on involvement with plant rooms, risers, corridors, lift lobbies, and service zones. Key Responsibilities Mechanical Systems * Support planned and reactive maintenance of HVAC systems, pumps, and ventilation equipment * Assist in water hygiene compliance (temperature checks, flushing, and sampling) aligned with ACoP L8 * Ensure mechanical areas are safe and obstruction-free * Maintain inspection records via CAFM systems Electrical Systems * Schedule testing and servicing of power distribution boards and landlord metering systems * Assist with documentation management and fault response Life Safety Systems * Coordinate 6-monthly testing for fire alarms, smoke extraction, and riser systems * Keep accurate service and remediation records * Facilitate minor fire safety remedial works and liaise with engineers for access control and CCTV upkeep General Facilities Duties * Maintain CAFM records for MEL PPMs and reactive jobs * Respond to Helpdesk requests related to communal areas * Prepare RFQs and assess quotes for repairs and maintenance * Supervise contractor activity across key service areas * Review RAMS and issue permits before commencement of works * Support statutory compliance reporting and internal audits Skills & Competencies * Familiarity with MEL systems in residential communal spaces * Understanding of landlord/tenant obligations in multi-unit developments * Strong attention to detail and reliable record-keeping * Ability to interpret service reports and technical scopes * Proficient in CAFM systems, Microsoft Office, and procurement tools * Clear communicator with residents, contractors, and site management Working Hours & Benefits * Monday to Thursday: 7:30 am – 5:00 pm * Friday: 7:30 am – 4:00 pm Benefits include: * Competitive salary of £40-50k per annum * Opportunity to grow with a dynamic facilities team * On-site experience in a prestigious South West London development * Structured workload with ongoing training and support
