Position Summary:

The Purchasing Estimator is responsible for all aspects of take-offs, including verification of take-off change requests. The Estimator is also responsible to assist in the review, verification, and elimination of material EPO requests. The Estimator should perform cost analysis recommendations on proposed plan changes. The estimator will also oversee the development, negotiation, and execution of sourcing agreements with trade partners.

Your Responsibilities on the Team

* Create material take-offs for all existing, new, and revised plans in the following areas; framing, roofing, siding, flooring, interior trim, etc.
* Maintain the take-offs of all active plans.
* Interact with Purchasing and Operations departments to verify take-off change requests.
* Interact with architect/engineering consultants regarding plan changes impacting take-offs.
* Analyze plans for cost analysis recommendations and research cost of proposed design ideas.
* Assist in the review of material EPO requests to ensure in accordance with take-offs and scopes of work and eliminate the need for material EPO’s.
* Complete take-offs as needed due to special projects and specification changes.
* Field verification of actual quantities vs. quantity take-offs.
* Research, pre-qualify, and participate in selecting qualified subcontractors and suppliers who offer cost-effective construction and services.
* Prepare and analyze bid packages, including Scopes of Work, Payment Schedules, and other necessary documents, to assist in selecting the bidder.
* Oversee and update contracts, material take-offs, and purchasing systems like BuildPro and related to trade partners.
* Implement material sourcing strategies to optimize supply chains and reduce division costs.
* Maintain positive relationships with trade partners and ensure adherence to department policies, including insurance compliance and budget management.
* Perform all other duties as assigned.

Requirements

* Two (2) years of residential construction/architecture experience required
* High School Diploma or equivalent required; Associate degree
* Full understanding of residential construction, architectural, structural, & MEP design required
* Advanced skills in Microsoft Office, especially in the use of Excel spreadsheets and formulas for financial modeling; must have the ability to work with HomeFront, Build Pro, and other proprietary software
* Professionally perform multiple, detailed-oriented tasks with simultaneous deadlines
* Good writing and organization skills
* Possess strong work ethic, integrity and loyalty
* Team player with the ability to work well under pressure
* Must have initiative and be able to achieve objectives with minimal supervision
* Must be detail oriented and a problem solver able to deal with complex situations
* Must have a valid driver’s license
* Interact well with co-workers
* Understand and follow work rules and procedures
* Accept constructive feedback

Compensation: Commensurate with experience.

Job Location: Within 30 miles of our Main Office in Bedford, New Hampshire.

Job Type: This is a full-time salaried position.
