Technical co-ordinator (high end residential)

THE ROLE Coordinate all relevant technical information needed to design & build the development from planning stages, through tender, detail design, NHBC compliance, on site build, and handover. This may involve the appointment and co-ordination of external professionals. Communicate with and resolve technical queries coming from site and external consultants and to integrate solutions into drawing packages and issue information to relevant parties Produce accurate working drawing packages to enable any given residential development to be built as intended and to obtain all necessary technical approvals To provide a professional and complete level of CAD and drawing coordination service to the business KEY ACCOUNTABILITIES Typical activities Preparation of details and drawings Design and coordinate design drawings at Tender Stage, works include drawings and design methodology Manage and liaise with external designers & manufacture suppliers Coordinate and drive roads & sewer adoption processes Liaise with external bodies, principal Designers and Engineers to provide site wide drawing package Site visits will be necessary so as to establish site constraints and to assist site teams on construction matters Obtain service designs and quotations and liaise with commercial team to progress Distribute design documents and drawings when required Provide technical advice where appropriate to the organisation – eg for Land Appraisal purposes Undertake all tasks in line with development programme and requirements Assess design risks Produce house type drawing packages and liaise with key suppliers to provide ancillary drawing information. Produce block plans, sections, elevations and Sales plans Produce detail information where not already available. Assist the Technical Manager in fee negotiation and the appointment of consultants. Coordinate the submission of Planning & Building Regulation Applications, NHBC clearance of conditions and obtain planning permissions and other statutory approvals e.g. S104 and S38 Agreements/satisfy any imposed conditions Knowledge of AutoCAD/AutoCAD LT an advantage Knowledge of Building Regulations and allied information Prepare and Co-ordinate Sales and Legal information e.g. Conveyance plans, sales area layout drawings and M colours. Legal adoptions. Assist in the in the production of pre-tender health & safety plans. Co-ordinate the accuracy of information supplied by suppliers and internal departments to ensure no discrepancies. Submission of all information to NHBC and obtaining approval of same, Obtaining SAP Assessments together with PEA’ and EPC’s,Robust Standard Details (where appropriate). Attend Pre-Start Meetings and brief all departments on matters related to the working drawings. Co-ordinate information and liaise with internal/external architects, civil and structural engineers and landscape architects. Prepare all drawings and documents for printing for Pre-Start Meetings. Manage site as agreed with the Technical Manager from design stage to post completion. Communication Attend departmental meetings as required. Ensure all relevant stakeholders are informed of key departmental developments. Health and safety Ensure you have read the Company’s Health and Safety Policies and procedures and comply with them at all times. Report any accidents or near misses immediately to your Manager and record them in the accident book. Ensure your workplace is kept tidy and any hazards are eliminated or reported to your line manager. Wear appropriate protective clothing on site at all times. Attends all health and safety training as required by the Company. SKILLS AND EXPERIENCE HND/HNC in Design or Construction or several years relevant experience in a similar role with a residential developer 5 years’ work experience in a design office environment Competent in AutoCad Proficient IT skills including MS Office software packages A logical, organised and professional individual who can build relationships with others at all levels of the organisation(s) Must have a working knowledge Construction Techniques Preferably experienced in a construction environment Implement new ideas and methods and continue to seek ways of both improving contribution to the organisation’s goals and enhancing the reputation of the company. Able to work at high concentration levels to ensure 'right 1st time' CSCS Card advantageous Relevant experience At least 12 months experience working within a residential house builder Design/drafting experience within housing sector and preferably offsite or innovative manufacturing environment Knowledge of BIM In-depth knowledge of CAD Special skills or knowledge Strong mathematical ability Be able to draw freehand and have an accurate eye for detail Be able to visualise objects in three dimensions Be practical and methodical with good analytical skills Be able to design and interpret the designs and technical demands of others Interpersonal skills and attitude Able to work under reasonable pressure, and accept constructive feedback of work Be able to work effectively in a team Have excellent communication skills both written and verbal Be practical and methodical with good analytical skills Willing to work extra to meet deadlines as and when the business needs require it. Desirable Knowledge of other design packages (Photoshop, JPA designer, sketch-up) Ability to prepare SAP Assessments and obtain PEA’s / EPC’s Examples of how you have kept up to date with developments in the field, such as short courses
