Responsibilities
* Travel to sites across the advertised locations and perform Planned Preventive Maintenance (PPM) for mechanical and electrical plant in line with schedules and asset lists.
* Respond to reactive tasks and breakdowns, identifying improvement opportunities and ensuring urgent repairs are completed.
* Remedy plant faults and defects swiftly to maintain serviceable equipment.
* Maintain an appropriate stock of spare parts, providing parts lists and estimated time‑frames for remedial work.
* Complete all required paperwork for PPM, reactive and breakdown work and forward it to the contract administrator promptly.
* Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
* Develop and maintain good working relationships with CBRE staff, subcontractors and client representatives.
* Ensure a safe and healthy working environment, wearing uniform and PPE at all times.
* Present the professional image of CBRE Managed Services consistently.
* Keep shift logs up to date at all times.
* Secure all plant rooms under CBRE responsibility, keeping them locked, clean and tidy.
* Supervise and monitor subcontractor works while onsite.
* Arrange holiday and sickness cover on short notice and remain flexible in working patterns.
* Undertake lone working where required, after satisfactory training.
* Complete tasks as directed, applying appropriate Health & Safety awareness and implementation.
* Ensure compliance with contractual KPIs and SLAs.
* Keep the Computer Based Maintenance System (SI LOCAL) updated, closing PPM and reactive tickets with accurate data.
* Operate the Permit to Work system in accordance with CBRE Quality, Health & Safety procedures and client requirements.
* Provide holiday and emergency cover as needed, including at sites not normally covered.
* Perform any other tasks as directed by the account management team.
Qualifications and Experience
* Good basic education and strong written and spoken English.
* Basic mathematics skills.
* City and Guilds qualification in a relevant field.
* Physically fit to carry tools and components by hand up to 20 kg.
* Ability to ascend and descend vertical access equipment and work at heights.
* Good computer skills.
* Commitment to excellent customer service and a calm, decisive approach under pressure.
* A team player able to work with CBRE Managed Services and Alstom representatives at all levels.
* All-round knowledge of general building works, diagnostic and repair procedures, building services systems and maintenance schedules.
* Formal training in electrical/mechanical maintenance.
* Background in BMS, mechanical and commissioning work.
* Recognised Health and Safety qualification (e.g., IOSH).
* Engineers must demonstrate knowledge of UPS, generators, HV, PDUs, CRAC units and be able to fault‑find using graphical information and alarm data.
* Understanding of the distinction between maintainable assets and BPL maintained assets within laboratory and production environments.
* Experience in mechanical maintenance skills and maintaining all relevant mechanical and electrical equipment to clearly defined criteria.
* Willingness to provide holiday and sickness cover at short notice and be flexible in working patterns.
* Full UK driving licence.
