Role Focus
The Block Property Manager will be responsible for the day-to-day management of the Exeter portfolio, acting as the main point of contact for freeholders, leaseholders, and other stakeholders. This role involves delivering a high standard of service while ensuring full compliance with industry regulations and best practices.
Key Responsibilities
* Property Inspections & Maintenance
* Conduct regular property inspections and generate detailed reports
* Ensure timely maintenance and resolution of site issues
* Finance
* Prepare, manage, and report on service charge budgets
* Monitor and maintain client accounts
* Insurance
* Coordinate building insurance and Directors & Officers policies
* Meetings
* Organise and attend AGMs, EGMs, directors' and residents' meetings
* Correspondence & Administration
* Handle day-to-day client and leaseholder correspondence
* Address breaches of lease in a professional and legally compliant manner
* Contractor Liaison
* Source, instruct, and oversee third-party contractors
* Sales Support
* Assist with the assignment of leases during property sales
* Complaint Handling
* Manage and resolve complaints, maintaining a positive client relationship
Candidate Profile
The ideal candidate will have:
* Demonstrable experience in residential block management
* Strong knowledge of leasehold legislation
* Excellent stakeholder management and communication skills
* Confidence managing budgets and attending meetings
* A proactive, customer-focused approach to problem-solving
* Ideally have a Level 3 ATPI qualification but not essential
