Job Description
We are seeking an experienced Estates & Property Manager to oversee the day-to-day management of an operational and investment property portfolio. The role focuses on maximising financial performance, ensuring legal compliance, and applying best practice estate management across a diverse range of properties.
Key Responsibilities
1. Manage the operational and investment property portfolio, including new lettings, lease renewals, rent reviews, and lease expiries.
2. Negotiate and agree lease terms, variations, surrenders, and settlements, including managing rent review disputes.
3. Undertake property valuations to support lettings, disposals, and investment decisions.
4. Market properties for sale or letting, prepare heads of terms, appoint external agents, and manage transactions through to completion.
5. Instruct and liaise with legal advisers on leases, renewals, and property disposals.
6. Administer service charges where applicable, including budget setting, reconciliation, and responding to tenant queries.
7. Carry out property inspections to ensure compliance with lease terms and statutory obligations, arrange landlord repair and maintenance works
