About the Group
We are a proven care and supported housing delivery business, operating under the brand SH Care Projects, with a strong track record in developing high-quality, institutional-grade care home schemes across the North of England. Building on this success, we are now establishing a dedicated Registered Provider (RP) to own and operate affordable and extra care housing schemes, with the aim of developing and retaining 3 to 5 large-scale projects per annum, initially.
This expansion represents a natural evolution of our model: integrating long-term, socially-led affordable housing ownership with our development and care operating expertise. We are seeking an experienced Managing Director to lead this new Registered Provider from inception through registration, operationalisation, and sustained delivery — with equity available for the right candidate.
The Strategic Opportunity
The role comes at a time of unprecedented national focus on the renewal and expansion of social and affordable housing. According to the government’s 2024 vision statement — “Delivering a Decade of Renewal” — the country is committing to a long-term programme of investment in:
* New supply of affordable homes through strategic partnerships with RPs and developers;
* Greater focus on place-based regeneration, particularly in Northern regions;
* Improved care-integrated housing models, including extra care schemes for older people and those with complex needs;
* Expanded grant availability and capital support via Homes England for strategic delivery partners;
* Emphasis on professionalisation, compliance, and governance in the RP sector.
As the Managing Director, you will have the opportunity to position our new RP at the forefront of this national strategy — delivering real impact in housing and care, while building a scalable, regulated housing institution.
Role Overview
The Managing Director will assume executive leadership of the Registered Provider and oversee its progression through the Regulator of Social Housing’s (RSH) registration process. Once registered, the postholder will be responsible for the organisation’s ongoing compliance, operations, and interface with funders and regulators.
You will not be responsible for day-to-day construction or capital raising, but must have a sound grasp of both processes to ensure regulatory oversight, board assurance, and Homes England compliance.
Key Responsibilities
* Lead the end-to-end RSH registration process, including both preliminary and detailed stages.
* Establish a compliant governance framework, including business planning, stress testing, board policies, and reporting structures.
* Develop and operationalise the RP’s regulatory and tenant-facing policies (e.g., tenancy, rent-setting, repairs, allocations, tenant involvement).
* Oversee the organisation’s engagement with Homes England, including grant bids, IMS reporting, and compliance with Affordable Homes Programme conditions.
* Provide leadership on risk management, financial oversight, and annual regulatory compliance assessments.
* Interface with local authorities, care commissioners, managing agents, and other delivery partners.
* Prepare the organisation for future growth and strategic partnerships, including retention of multiple schemes annually.
Candidate Profile
We are seeking a proven, credible, and values-driven housing professional with the following attributes:
* Experience leading or co-leading a successful RP registration or holding a senior position within a regulated housing provider (e.g., Director of Governance, Operations, or Compliance).
* Deep working knowledge of the RSH Regulatory Standards, particularly Governance and Financial Viability.
* Strong familiarity with Homes England grant funding mechanisms, including the AHP and post-grant compliance.
* Understanding of the full lifecycle of affordable and extra care housing delivery — from pre-construction through long-term asset and tenant management.
* Experience developing operational housing policies and setting up new governance frameworks.
* Strong leadership and communication skills, with the ability to liaise confidently with funders, regulators, and external stakeholders.
* Motivated by social impact and excited to help build a long-term institutional platform from the ground up.

This is a foundational appointment in the group structure and will be remunerated accordingly:
* Competitive base salary, benchmarked to senior executive roles within the sector.
* Equity participation within the holding structure, recognising the scale and strategic value of the role.
* Discretionary performance-based incentives aligned with delivery milestones.
