We are seeking an experienced and proactive Residential Block Manager to join our successful, independent Block Management Team at our Whitley Bay Head Office.This full-time role, which involves a degree of hybrid working, involves overseeing a well-maintained portfolio of Residential Management Company (RMC) blocks across the North-east of England.The successful candidate will manage day-to-day operations, ensuring the high standards of service and compliance with all relevant regulations.
Key Responsibilities
* Portfolio Management: Oversee and manage a portfolio of residential blocks, ensuring they are well-maintained and compliant with all regulatory requirements.
* Service Charge Management: Prepare and administer Service Charge budgets, ensuring transparency and accuracy.
* Maintenance Coordination: Manage day-to-day and planned maintenance activities, ensuring timely responses to repairs and regular upkeep of communal areas and facilities.
* Contractor Management: Liaise with, and oversee contractors and service providers for cleaning, repairs, and other essential services.
* Compliance: Ensure compliance with relevant property legislation, including lease agreements, fire safety regulations, and other statutory requirements.
* Resident Liaison: Act as the primary point of contact for leaseholders and tenants, addressing any concerns, inquiries, or complaints promptly and professionally.
* Meetings: Organise and attend Annual General Meetings (AGMs) with leaseholders, prepare Minutes / reports, and provide updates on all block management activities.
* Insurance: Ensure appropriate insurance coverage is in place for each block, handling claims where necessary.
* Property Inspections: Conduct regular inspections of blocks to monitor the condition of communal areas, identifying and addressing any issues.
* Record Keeping: Maintain accurate records, including property documentation, maintenance logs, and financial reports.
* Service Improvement: Continuously look for ways to improve the service offered to residents and leaseholders, ensuring a high level of customer satisfaction.
Key Skills & Qualifications
* Experience: Minimum 2–3 years of experience in block or property management, with a proven track record of managing residential developments.
* Knowledge: Strong knowledge of property management regulations, including health and safety, fire regulations, and leasehold law.
* Communication: Excellent verbal and written communication skills.
* Organisation: Strong organisational and time-management skills.
* IT Skills: Proficiency in Microsoft Office and property management software.Propman would be beneficial but not essential.
* Driving Licence: Full UK driving licence.
* Qualifications: IRPM, ARMA, or RICS qualifications are beneficial but not essential.
* Competitive salary of £36,000 per annum (subject to experience and relevant qualifications).
* Hybrid working model (part home 1 x day a week, part office-based 4 x days a week).
