Commercial Property Negotiator
Location: Uxbridge / Hybrid
Reports to: Chief Operating Officer (COO)

About the Role
easyStorage is expanding rapidly across the UK and into Europe, and we are seeking a motivated and commercially minded Commercial Property Negotiator to support our ambitious growth plans. This mid-level role will be hands-on in identifying, evaluating, and securing new self storage sites, with responsibility for negotiations, site assessments, and representing the brand with agents, landlords, and stakeholders.
Key Responsibilities
* Site Identification & Acquisition
* Proactively source and evaluate potential sites across the UK.
* Build strong relationships with property agents, landlords, developers, and local authorities.
* Attend exhibitions, networking events, and industry functions to identify opportunities and promote easyStorage.
* Negotiation & Deal Execution
* Negotiate lease terms, heads of terms, and option agreements.
* Work with internal teams and external advisors to ensure deals are commercially viable and legally robust.
* Support the progression of transactions through to completion.
* Site Evaluation & Due Diligence
* Conduct site visits and produce structured acquisition reports, including competitor analysis, demographics, and commercial viability.
* Investigate planning history, restrictions, and opportunities.
* Assist with site layout concepts to maximise space and operational efficiency.
* Stakeholder Engagement
* Represent easyStorage with professionalism in all interactions with landlords, agents, planning consultants, and local authorities.
* Collaborate with internal teams (operations, franchise, and marketing) to ensure proposed sites meet both strategic and operational requirements.
* Market Insight & Reporting
* Track market trends, competitor activity, and planning policy changes.
* Provide regular progress reports on pipeline opportunities to senior management.
* Contribute ideas to support easyStorage’s long-term property strategy.
Skills & Experience
* Background in commercial property acquisition, negotiation, or estate management (2–5 years’ experience preferred), possibly gained in retail or hospitality sectors.
* Strong knowledge of commercial lease terms and property transaction processes.
* Excellent negotiation and interpersonal skills with the ability to influence and build relationships.
* Analytical and detail-oriented, with the ability to create professional reports.
* Organised and proactive, with the ability to manage multiple projects simultaneously.
* A genuine interest in property, planning, and commercial development.
