Job Title: Maintenance Manager
Location: Home based – travel to allocated care homes across the South Region
Salary: Up to £51,811 per annum depending on experience and company car
Contract: Full Time Permanent – 40 hours
Shift Pattern: Monday – Friday
Job Purpose
Manage a team of Maintenance Operatives and gardeners (where applicable) within a portfolio to ensure that Care Homes remain fully functional. Maintain buildings and equipment to a high standard, complying with all relevant Bupa Standard Operating Procedures, legislation and industry best practice. Focus on compliance coverage to meet accommodation requirements and align with Bupa’s cultural and brand values.
Key Responsibilities
* Ensure external and internal building and grounds are maintained to a safe and acceptable standard with minimal disturbance to occupants and visitors.
* Complete all maintenance and repair tasks within the care homes to a high standard, timely and cost‑effective.
* Contribute to the completion of the annual care homes maintenance budget.
* Carry out health and safety and compliance checks as directed by Bupa SOPs and compliance tools.
* Maintain safety and cleanliness satisfying Environmental Health, local Fire Authority, and Health and Safety regulations.
* Undertake quarterly Maintenance Audits and report/act on building fabric condition, infection control, and Environmental Health Officer issues.
* Liaise with and support care home–based Maintenance Operatives, including induction and training of new staff.
* Cover annual leave, sickness or vacancies in allocated homes; attend maintenance meetings as directed.
* Provide 24/7 support for emergencies out of hours and weekends as required.
Key Skills / Qualifications
* Experience managing a team.
* Good understanding of building services: heating, hot and cold‑water distribution, ventilation, electrical distribution and plumbing.
* Knowledge of building fabric and its maintenance.
* Practical experience with planned maintenance systems and record keeping.
* Knowledge of statutory requirements and experience of compliance.
* Building/electrical/plumbing qualification (e.g. City & Guilds, BTEC, ONC, HNC) or a minimum of 5 years hands‑on experience in property maintenance and general repairs.
* Ability to work as part of a multi‑disciplinary team.
* Computer literate, experienced with maintenance software systems.
* Flexible to meet changing demands within the care homes.
* Practical ability and experience in painting and decorating and basic fabric repairs.
* Experience managing Health and Safety matters in construction and general maintenance (permit to work, risk assessments, method statements).
* Health & Safety qualification (e.g. NEBOSH, CIEH Advanced Health and Safety, Fire Trainer, COSHH trainer).
* Excellent written and oral communication skills.
