We Build Recruitment are currently looking to recruit a Contracts Manager for a fast growing building and maintenance client. The Contracts Manager is responsible for managing and administering construction contracts from pre-award through to final account, ensuring projects are delivered in compliance with contractual, commercial, and legal obligations. The role plays a key part in protecting the company’s commercial interests while supporting successful project delivery.
Key Responsibilities
Contract & Commercial Management
* Review, negotiate, and manage construction contracts, subcontracts, and consultant agreements
* Ensure compliance with contract terms, conditions, and relevant legislation
* Identify, manage, and mitigate contractual and commercial risks
* Lead contract administration from award through to completion and final account
Project Support
* Work closely with project managers, site teams, and commercial staff to support delivery
* Provide contractual advice and guidance to internal stakeholders
* Monitor project performance against contractual requirements, budgets, and programmes
* Manage variations, extensions of time, claims, and dispute resolution processes
Financial Control
* Oversee valuations, payment applications, and certifications
* Monitor cost forecasts, cash flow, and profitability
* Support final account negotiations and close-out
Stakeholder & Supplier Management
* Manage relationships with clients, subcontractors, and consultants
* Lead negotiations with external parties when required
* Support procurement and subcontractor appointment processes
Governance & Compliance
* Ensure company policies, procedures, and best practices are followed
* Maintain accurate and up-to-date contract records and documentation
* Support audits and reporting requirements
Skills & Competencies
-Strong knowledge of construction contracts (e.g. JCT, NEC, FIDIC or similar)
-Excellent commercial and financial awareness
-Strong negotiation and dispute resolution skills
-Ability to identify and manage risk proactively
-Clear and confident communicator, both written and verbal
-Highly organised with strong attention to detail
-Ability to manage multiple projects simultaneously
Experience & Qualifications
Essential:
* Proven experience in a Contracts Manager or similar commercial role within construction
* Strong understanding of construction law and contract administration
* Experience managing subcontractor and supplier agreements
Desirable:
* Degree in Construction Management, Quantity Surveying, Law, or related field
* Professional membership (e.g. RICS, CIOB)
* Experience across multiple project types (commercial, residential, infrastructure, etc.)
