Mechanical Engineer – Building Services (Surveying & CAPEX Focus)
Location: London WC1 | Hybrid working (minimum 2 days in office)
An established, highly regarded property and built environment consultancy is seeking a Mechanical Engineer to join its growing MEP Engineering team in Central London.
This is a surveying- and advisory-led role, not a pure design position.
The role offers a deliberate split:

~70% building services surveying, CAPEX planning & reporting
*
~30% mechanical design input
It will suit an engineer who enjoys real buildings, plantrooms, asset strategy, and client-facing advisory work, rather than full-time CAD or Revit-based design.
The Role
You’ll work across existing buildings and investment assets, supporting clients with:
*
Mechanical asset surveys and plantroom inspections
*
CAPEX and lifecycle planning
*
Retrofit, decarbonisation and EPC improvement strategies
*
Technical reporting and costed project estimates
*
PPM strategy and long-term asset performance
Design involvement is supporting and applied, typically focused on:
*
HVAC and heating system upgrades
*
Retrofit and decarbonisation solutions (heat pumps, HIUs, low-carbon plant)
*
Later-stage technical input rather than concept-heavy design
You’ll work closely with senior engineers and directors, with a structured onboarding period and increasing autonomy over time.
This Role Is For You If You

Are a building services mechanical engineer, not a pure designer
*
Have experience in existing buildings, estates, or asset-led environments
*
Are comfortable on site carrying out surveys and inspections
*
Enjoy producing technical reports, CAPEX plans and advisory outputs
*
Want variety across surveying, strategy and applied design
About You
*
Degree-qualified Mechanical Engineer (or equivalent)
*
Experience within building services consultancy, estates, or advisory roles
*
Strong HVAC and heating systems knowledge
*
Exposure to retrofit, decarbonisation or energy-efficiency projects
*
Comfortable balancing site-based work with reporting and technical input
Candidates whose experience is predominantly CAD/Revit design-only may find this role unsuitable.
